Healthcare Building Solutions Senior Construction Project Manager - Healthcare in Yardley, Pennsylvania

Senior Construction Project Manager -- Healthcare (Healthcare Building Solutions Holdings, LLC; Yardley, Pennsylvania): Manage all phases of the project lifecycle including feasibility studies, programming, Schematic Design (SD), Design Development (DD), Construction Documentation (CD), Construction Administration (CA), Warehouse Management, and Logistics & Deployment. Simultaneously manage medical equipment components for multiple large-scale design and construction healthcare projects, including new construction, expansion, and renovation. Provide Basis of Design (BOD) guidance to ensure correct space and quantity assumptions, flow of personnel, supplies, and same handedness. Coordinate with mechanical, electrical, and plumbing (MEP), fire protection (FP), IT/low voltage, radiographic shielding, vibration, effluent/wind, sustainability, and structural consultants to incorporate engineering systems. Assist in planning E-power, uninterrupted power supply (UPS), medical gases, and low voltage/IT. Conduct quality assurance efforts to identify design conflicts associated with medical equipment and facilitate a resolution. Obtain equipment plan approvals from clients and coordinate with architects on approvals from local and state agencies such as California's Department of Health Care Access and Information (HCAI). Develop room-by-room level plans and use Bluebeam to hyperlink all specifications for each department and develop design submittals such as Architecturally Significant Equipment (ASE) documents for SD, DD, and CD phases, and procurement ready documents. Develop a responsibility matrix that covers all medical equipment, IT/Low Voltage systems and track all responsible parties for activities like planning, budgeting, specifying, designing, bidding/purchasing, placement/delivery, installation, and acceptance. Provide consultative expertise for clinical staff to prioritize decisions. Bring experience in construction scheduling, path of travel, and procurement lead times, to determine the last responsible moment to select the latest and greatest medical equipment; negotiate obsolescence clause in vendor contracts. Align with the Owner/IT department strategy for medical device integration with equipment that may require network connectivity (wired, wireless, Radio-Frequency Identification (RFID)) and develop a Connected Medical Equipment (CME) plan. Prepare responses to Requests for Information (RFIs), Equipment Change Requests (ECRs), and perform necessary modifications of equipment drawings, specifications, budget, and maintain a log using Newforma Project Center and proactively manage change. Use automation in Smartsheet to provide real-time updates. Facilitate pull planning sessions using vPlanner and other lean tools. Work with the Owner, Architect, and Contractor (OAC) to establish Building Information Modeling (BIM) protocols and workflow to develop equipment models in REVIT. Assist in preparation of 3D prints, augmented reality, virtual reality walkthroughs, and mock-ups. Conduct onsite charettes and site visits to review rough-ins, issuance of field reports, final inspections, and punch lists. Lead a team in existing equipment inventory, valuation capital studies, and/or survey efforts to report age, condition, obsolescence, and recommendations for reuse. Research and provide suggestions for cost reductions when working with challenging budgets set by the owner. Manage and oversee the staffing plan, work plan, financial stability, and schedules, with consistent attention to quality, and profitability. Oversee development and maintenance of medical equipment cost estimates throughout the duration of the project. Maintain a professional customer interface and client relations while conducting interviews with surgeons, physicians, and nurses to verify medical equipment requirements. Proactively lead and manage client expectations, use conflict resolution techniques when applicable, and provide solutions to keep the cl ent moving forward to prevent roadblocks. Apply firm-wide Best Practices and lead process improvement to streamline project delivery. Conduct performance reviews of project team members.

40% travel required to various unanticipated client project sites throughout California.
