  • Primary purpose of the Special Projects Manager:

    This individual is responsible for all aspects of service projects with direct responsibility for project estimation, quote preparation and execution while leading a team, or teams, to accomplish specific objectives in a given time frame with available resources. The position requires extensive knowledge of the HVAC/R service industry.

    Specific Job Duties:

  • Responsible for timely completion of assigned projects and customer satisfaction.

  • Responsible for the activities of the Small Project division to include hiring decisions, performance evaluations, and addressing employee performance issues

  • Plans and analyzes assigned projects, establishes schedules and project parameters and sets procedures to accomplish system objectives.

  • Communicates with customers and their representatives, including building owners, subcontractors and field support staff on consistent basis.

  • Examines and reviews contracts and estimates for accuracy and addresses discrepancies.

  • Responsible for maintaining the accuracy of the forecasted cost at completion.

  • Responsible for project profitability by monitoring and controlling expenses.

  • Creates and makes revisions to project schedule.

  • Oversees equipment, materials, subcontractor and vendor orders, recording receipts and approving payment.

  • Follow all State/local Building regulations and Permitting process.

  • Receives and qualifies subcontractor proposals and supervises work of assigned staff.

  • Generates technician work orders, reviews progress and prioritizes tasks. Provide technical support and guidance to install Technicians.

  • Meets with contractors and owners to discuss scope of project, budget, progress and close out.

  • Responsible for quote preparation and creating proposals.

  • Responsible for project cash flow management, billing preparation, progress billing, collections support and resource management.

  • Responsible for change orders by recommending solutions, facilitating quotes and closing orders.

  • Ensures that quality standards are maintained for all projects.

  • Maintains customer satisfaction by investigating concerns, implementing corrective actions and communicating with customers and staff.

  • Establishes a professional relationship with customers, interfacing consistently to maintain accurate status reports and project reviews.

  • Maintain and enforce Safe workmanship and OSHA regulations.

    Other Requirements:

    Language Skills:

  • Ability to read, analyze, and interpret service bulletins, technical procedure manuals and equipment specifications.

  • Ability to write proposals, reports, business correspondence and procedure manuals.

  • Ability to effectively present information and respond to questions from management, customers and other service personnel.

    Mathematical Skills:

  • Ability to calculate figures and amounts such as discounts, interest, commissions, proportions, percentages, area, circumference, and volume.

  • Ability to apply concepts of basic algebra and geometry.

    Reasoning Ability:

  • Ability to define problems, collect data, establish facts and draw valid conclusions.

  • Ability to interpret an extensive variety of technical instructions in mathematical or diagram form and deal with several abstract and concrete variables.

    Education and Experience Requirements:

  • Two year certificate from college or technical school or a minimum of two (2) years of HVAC project management experience

  • Equivalent combination of education and experience.

  • Experienced and knowledgeable in contracting processes associated with the installation of mechanical projects and managing subcontractors.

  • Knowledge of Commercial and Industrial mechanical systems

    Certificates, Licenses, Registrations:

  • Valid driver's license

  • EPA 608 Universal

  • HVAC MASTERS/JOURNEYMAN
