Under general supervision, performs skilled and semi-skilled building construction and maintenance duties relating to the renovation, upkeep and operation of City buildings.

ESSENTIAL FUNCTIONS

Performs skilled and semi-skilled building construction and maintenance duties relating to the renovation, upkeep and operation of City buildings and facilities.
Evaluates work projects, estimating time, materials, equipment, and staff needed.
Assists in identifying and retaining outside contractors to perform skilled trades tasks; prepares time lines and specifications; coordinates, monitors, and reviews contractors' work.
Repairs and constructs walls and partitions; installs, replaces, and repairs doors; paints or stains cabinets, woodwork, fixtures and equipment. Installs ceilings and carpets. Repairs roofs.
Repairs plumbing, replacing broken fixtures, fixing leaks, and cleaning stopped drains.
Assists in renovating, remodeling, and repairing building interiors and exteriors.
Inspects, maintains and replaces fire alarm systems. Inspects, maintains and repairs lights, fixtures, wiring, breaker boxes, and electrical switches.
Responds to on-site inquiries from the public and responds to building maintenance concerns or complaints.
May exercise supervisory authority in absence of supervisor.
May inspect heating and air-conditioning systems for proper functions and perform routine and preventive maintenance.
May repair, replace, or maintain elements of swimming pool heating and filtration systems.
May provide functional supervision to seasonal or contract labor.
May be required to work overtime.
Performs other duties as assigned.
QUALIFICATIONS
Education/Experience:
High school diploma or GED; two years of building maintenance experience. Equivalent combinations of education and experience may be considered.
Licensing/Certification Requirements:
Valid Colorado Driver's License with a safe driving record.
Knowledge, Skills, and Abilities:
Knowledge of the policies, procedures and goals of the city of Thornton and the department.
Knowledge of the practices and procedures of building maintenance.
Knowledge of applicable state, federal and city building codes.
Knowledge of safety procedures in building maintenance.
Skill in evaluating work projects, estimating time and determining materials, equipment and staff needed.
Skill in renovating, remodeling, and repairing building interiors, exteriors and systems.
Skill in utilizing tools and equipment used in building maintenance, such as hand tools and light equipment including power drills, power saws, and lifts.
Skill in the safe and lawful operation of a motor vehicle.
Ability to read, understand, and comply with instructions and equipment manuals.
Ability to perform routine inspections of facilities and systems effectively.
Ability to coordinate, monitor and review the work of outside contractors.
Ability to listen well and communicate effectively orally and in writing with various audiences.
Ability to use standard office equipment, personal computer and job-related computer applications including electronic mail.
Ability to establish and maintain effective working relationships with City employees, contractors and the general public.
Physical and Mental Requirements:
While performing the essential duties of this job, the employee is required to climb, balance, stoop, kneel, crouch, crawl, reach, stand, walk, push, pull, lift, finger, grasp, feel, talk, hear, and make repetitive motions. This position is mostly medium work; exerting up to 50 pounds of force occasionally, and/or up to 30 pounds of force frequently, and/or up to 10 pounds of force constantly to move objects. The employee is required to have visual acuity to perform mechanical or skilled trades tasks of a non-repetitive nature. The employee is subject to environmental conditions, outside environmental conditions, both inside and outside environmental conditions, extreme cold, extreme heat, noise, vibration, hazards, atmospheric conditions that affect the respiratory system of the skin, is frequently in close quarters, and is required to function in narrow aisles or passageways.
