Summary The Utility Systems Repairer-Operator, is assigned shift responsibility as utility systems operator in charge on a regular and recurring basis. They operates steam boilers, hot water boilers, and the chiller plant. The boilers are multifuel (natural gas or fuel oil) mechanically fired, power boilers generating steam at 65 pounds per square inch and associated equipment. The chiller plant consists of two 400 ton water cooled chillers and two 140ton air cooled chillers and associated equipment. Responsibilities Duties for the position include but are not limited to: Operates steam boilers, hot water boilers, and the chiller plant. The boilers are multifuel (natural gas or fuel oil) mechanically fired, power boilers generating steam at 65 pounds per square inch and associated equipment. The chiller plant consists of two 400 ton water cooled chillers and two 140 ton air cooled chillers and associated equipment. Capable of operating generators and providing manual transfer if required. Works without the presence or availability of a supervisor on second shift, third shift and weekend shifts. Continually keep staff informed of events that may affect hospital operations. When assigned to the main plant, operates a computer driven building management system which controls the integral heating and cooling systems. Responsible for operating and maintaining the plant and make decisions affecting the total operational output and efficiencies. Performs maintenance/repair and operation of the boiler plant, chiller plant, water softener system, and domestic water tank pumping system. Inspect adjust and maintain the air conditioning and boiler plant equipment. Monitor and operate the computer driven building (HVAC)management system, making adjustments as necessary. Monitors and resets fire alarm systems, critical temperature alarms, and medical air alarms. Inspect, maintain, and repair all components of the heating plant and all auxiliary equipment associated with the cooling plant to include repair and replacement of mechanical pumps, seals, bearings, packing glands, impellers, shafts, valves, wye strainers, and pressure reducing stations. Makes repairs and modifications as required to piping/plumbing for heating/cooling systems, chemical feed systems and fuel systems. Repairs, replaces, and makes modifications as required to electrical and pneumatic control systems. Installs and connects transformers, motors, relays, etc. Troubleshoots variable speed drive motor controls, purge type combustion controls and flame safeguard controls. Removes and replaces defective programmer controls for boilers. Perform preventive maintenance on equipment identified on the PM1 schedules which consist of items such medical and HVAC air compressors, vacuum pumps, air handlers, pumps, heating and refrigeration equipment. Boiler water and cooling tower water loops will be tested and treated. Hourly, daily, and monthly boiler logs will be maintained for use in maximizing efficiency. Operator will also be responsible for calling contractors for needed repairs of equipment covered under service contracts after normal duty hours. Operation of equipment will involve inspection and adjustment in accordance with set guidelines for operation. Operator will be responsible for monitoring and logging pertinent information from gauges, thermometers, graphs, indicators, and flue gas sampling for BPA compliance. Monitor the computer driven building management controls system to diagnose and trouble shoot operational problems in respect to temperature, humidity, air changes, and make adjustments and corrections of operational deficiencies. Position Description Title/PD#: Utility Systems Repairer-Operator/PD9692A Physical Requirements: Works in confined areas, requires walking, standing, climbing, bending, crouching, stooping and kneeling for prolonged periods of time. Works is tiring and uncomfortable positions. Lifts and carries repair parts, tools, and equipment weighing up to pounds. Occasionally handles heavier material.
