Way Finders Maintenance Technician in Springfield, Massachusetts

The Maintenance Technician is: Responsible for performing general building maintenance and repair duties. Identify property issues that adversely impact property compliance with codes, tenant safety, satisfaction, or property aesthetics. The Maintenance Technician will: Ensure the property is in clean, orderly and safe condition, including common areas and grounds. Perform minor and routine painting, screen replacement, smoke and carbon monoxide detector installation, replacement and maintenance, minor plumbing activities, and other maintenance activities. Ensure apartments are ready for move-in between participants; to include unit turnovers. Prioritize schedule to ensure the most efficient use of resources. Communicate with management any potential issues or concerns that may arise or prevent a unit turnover in a timely manner. Assist with the delivery and/or set up of furniture. Identify and communicate to supervisor needed maintenance, repairs, and improvements to apartments, building structures and equipment. Identify and communicate to supervisor necessary structural building or equipment, maintenance, repairs and improvements that are more complex and/or may require additional maintenance support services, internal or external. Complete all work orders in a timely manner. Assist with annual property/building inspections. Perform and document weekly property walk throughs; identify maintenance issues and tenant building or code violations. Show apartments/buildings to various inspectors and other officials, exterminators, and contractors as necessary. Procurement/Recordkeeping/Inventory management. Track and reconcile store accounts. Perform duties in a manner that is fully compliant with defined safety procedures and processes. Use appropriate personal protection equipment as defined. Develop and maintain professional and collaborative work relationship with owner/landlords, tenants, and inspection representatives. Maintain vendor relationships. Ensure proper service delivery. On call responsibilities for maintenance emergencies Hiring Requirements/Preferences: High school graduate or the equivalent. 2 years of technical or trade training. Ability to organize and complete tasks in a timely manner. Ability to read basic and complex documents, blueprints and specifications. Ability to perform general building and equipment repairs. Strong working knowledge of building and electro-mechanical operating equipment and repairs. CORI Wage range $16.21 - $19.45/hour depending on education and experience.
