Venture Leasing Admin Assistant (Finance/Property Management) in Selinsgrove, Pennsylvania

Overview of Operations

20 or more pieces of real estate entities are owned in various entities and retirement accounts. A general overview of business operations is that my small office buys real estate (usually for long-term holding) and manages the real estate. Outliers are Lewisburg Farmers Market or a development project that I am doing in Milton to develop a residential community that will have >90 homes. My office only be doing the developments of the streets and infrastructure and selling the buildable lots to a homebuilder. In further operations in Venture Group, LLC, residential properties are typically rented in a standard residential lease or through a rent-to-own where the tenant has an option to purchase the home. In another entity, Venture Funding, LLC we also loan money to other real estate projects or businesses in various states. The existing structure and number of entities should be reorganized for more ease of operations and investments, therefore, one of the first priorities may be on an integrated structure as better in the video link below.

 

Duties to be considered- Admin Assistant (Finance/Property Management)

Manage or Assist in Establishing what I will call an Integrated Business/Life Structure

  • Pino Law Group will be doing the majority work for the Integrated Plan

Understand Personal and Business Assets and Accounts.

  • Review Leases and Loans and other intricacies of operations to fully understand financial reports such as balance sheets and PL Statements.
  • Support Bookkeeper and Owner in developing annual budgets
  • Monitor Bank accounts maintaining adequate balances as needed.
  • Monthly review of Budget to PL providing simple report with overview or any concerns.

Assist in Management of Residential Properties, typical requirements of property management are

  • Coordinate/Schedule Property Inspections with tenants for the maintenance person to visit rental properties and update property condition report with pictures and notes.
  • Create Workorders from maintenance items reported by tenant or from a vacated unit (providing it is a landlord responsibility per lease) and forward Workorder to the maintenance person
  • Drive by each property tbd (annually or semi-annually) to consider and exterior maintenance items that should be done to maintain good curb-appeal
  • Market vacant properties for Rent or Rent to Own (I will assist in determining market rents)
  • Identify, screen, and coordinate leases in our management software for new tenants
  • Possibly Property Inspections.

     

Other duties as growth occurs and as time allows.
