The Building People Realty Specialist- Remote in Seattle, Washington

*Can be 100% Remote

The Building People, LLC, has a position open for a full-time Realty Specialist to provide realty support services to the Bureau of Alcohol, Tobacco, Firearms and Explosives. This position assumes demonstrated experience, high comfort level, and extraordinary competency in developing customer requirements, working with the General Services Administration to lease real estate, and oversee tenant build outs and relocations. This position may require occasional travel throughout the United States.

Responsibilities/Duties

  • Work with the ATF programs and the GSA to adequately and fully identify space requirements based on ATF’s space standards and real estate policies.

  • Serve as ATF’s representative with the GSA during the planning, leasing, and tenant build out phases.

  • Fully develop a Program of Requirements for multiple leasing actions.

  • Coordinate actions for lease of government-controlled space in Coordination with GSA. Ensure compliance with contractual obligations.

  • Provide project management support during the tenant build out phase and agency relocations.

  • Coordinate lease administration activities on behalf of the ATF.

Required Skills

  • Have excellent written and verbal communication skills.

  • Have an in-depth knowledge, expertise and proven experience in acquiring real property assets through the General Services Administration (GSA), U.S. Department of State and/or U.S. Army Corps of Engineers.

  • Ability to fully develop the program of requirements for real property acquisitions and create project charters to initiate leasing actions and projects.

  • Ability to comprehend, analyze, and interpret documents and other forms of written correspondence. (For example: lease documents, design intent drawings (DIDs), construction drawings (CDs), furniture layouts and floor plans)

  • Ability to interpret basic real property terminology such as market rent variances, building types, feasibility studies, etc.

  • Ability to provide efficient, timely, and reliable service to customers.

  • Ability to present information and adapt to various levels of audiences.

  • Requires intermediate analytical and quantitative skills.

  • Intermediate to advance skill with Microsoft Office Suite.

  • Ability to make decisions with the understanding of procedures and company policies to achieve set results and deadlines. Responsible for setting own project deadlines.

Required Experience

  • Have a minimum of five (5) years of project management experience with at least one year of that experience with Federal government construction projects.

Required Education

  • A bachelor’s degree from an accredited university or college.
