Job Description

Manage and execute third-party permanent and construction non-recourse financing for acquisitions, developments, and other portfolio real estate assets as needed. Provide managerial and advanced support in the analysis, due diligence and closing of real estate finance transactions, to include real estate acquisitions, developments and secured and unsecured facilities to support Affinius Capital’s various funds and separate accounts.

Essential Duties:

  • Secure predictable, stable, third-party debt for Affinius, affiliates and other Investment vehicles, and maintain such lender and mortgage broker relationships.

  • Assist as needed in discussions with portfolio managers on debt strategy for various Funds.

  • Discuss and negotiate loan compliance issues with lenders as needed.

  • Coordinate with Senior Managing Director or Executive Director, Capital Markets, acquisition or developmentrepresentative, portfolio manager, COO, in-house and outside counsel and analysts for the execution of placing third-party debt for acquisitions and developments for Affinius Capital and co-investment entities from marketing through closing.

  • Assist as needed in the monitoring and coordination with portfolio managers on upcoming loan maturities within the portfolio.

  • Monitor capital markets and assist as needed in adjustments to debt underwriting utilized by acquisition and development teams.

  • Oversee the preparation of financing memorandums as needed; conduct bid process; negotiate loan agreements.

  • Manage and direct mortgage bankers as appropriate. Negotiate fees in the best interests of Affinius Capital and its co-investors.

  • Oversee operating and development partners that lead the financing process for Affinius Capital.

  • Negotiate term sheets, loan applications and loan documents in conjunction with in-house or outside counsel.

  • Analyze and recommend derivative options to hedge interest rate risk on floating rate loans.

  • Coordinate and negotiate derivative documents in conjunction with third party advisors and in-house or outside counsel.

  • Monitor existing debt to determine the most efficient cost of capital for Affinius and co-investment entities.

  • Coordinate with the Credit Capital Markets team regarding lender relationships and executing the business.

  • Assist with training analysts and interns as needed.

  • Perform other essential duties as assigned.

Requirements

  • 10+ yrs. in Commercial Real Estate capital markets, lending and/or transaction closing experience.

  • Bachelor’s degree in Finance, Real Estate, Economics or related field. Preference for MBA or similar degree in real estate finance.

  • Preference for experience financing major asset classes plus specialty assets such as data centers, studios and life science facilities.

  • Existing lender and investment bank relationships required.

  • Advanced Excel skills and Argus experience required.

  • Ability to work extended hours and travel as needed.

  • Must be willing to work on-site

  • Qualifications may warrant placement in a different job title.

As required by the New York City Human Rights Law (NYCHRL), Affinius Capital is including a good faith estimate for this role with a starting annual base salary range of $200,000 - $250,000. The base salary is just one component of the position’s compensation package. Employees may also be eligible to participate in Affinius Capital’s discretionary Annual Bonus program and other employee benefit programs, subject to the specific terms and eligibility requirements of such programs.
