Microsoft Corporation Easements Program Manager in Redmond, Washington

Cloud Operations and Innovation (CO+I) is the team behind the Microsoft Cloud. CO+I is responsible for delivering all Datacenter Infrastructure capacity to support our systems to deliver for our customers required demand. Our focus is on smart growth, high quality delivered to meet demand while reducing the cost of the overall delivery.

We are looking for a Easements Program Manager to help build the program to manage the infrastructure easements that power Microsoft’s online services. The Infrastructure Planning and Acquisition Team is responsible for the delivery and pre-positioning of Datacenter real estate needed to build out Microsoft’s cloud infrastructure.

The types of projects include land acquisition and pre-development, Build to Suit lease development and working on the development of incentives for those projects. The Easements Program Manager will be a key stakeholder responsible for coordination across a variety of internal and external stakeholders including the Development Managers, Acquisition Managers, Engineering and Design, Utility, Fiber, and Construction, as well as a wide variety of external key parties to ensure an end to end coordinated delivery for datacenter development. The Easements Program Manager will be a key player in both the execution and site development of our projects.

Responsibilities

The Easements Program Manager is part of a team of real estate experts and the greater organization to drive an effective, fast and efficient development process to eliminate gaps between teams and ensure delivery of various Real Estate Development projects. This individual will be responsible for driving appropriate cross team delivery in support of easements for the real estate development, power, water, and fiber teams. to allow for the construction and delivery of our critical infrastructure.

This will entail working with internal and external stakeholders to manage the delivery and execution of Easement agreements as required to meet the unique challenges of each specific project. Tasks will include a wide variety of unique and often, first time processes for CO+I. Developing the relationships of both internal and external networks to be able to effectively keep each project moving from a policy, procedure, and paperwork flow will be key to success. Keeping the consistent flow of permits, documentation, agreements, contracts, and signatures moving through the system to meet often external deadlines is essential to achieving our targeted scale.

Specifically:

  • Drive cross-team delivery of power, water and fiber easements.

  • Negotiate terms with landowners

  • Project Manage external suppliers negotiating Easements

  • Work with teams across the US to manage external stakeholder risk

  • Research new markets and engage with site selection to de-risk easement delivery

  • Project manage internal/external legal counsel workflow to ensure swift execution of Easement agreements

Qualifications

Required/Minimum Qualifications:

  • Bachelor's Degree in Real Estate, Civil Engineering or related field AND 3+ years relevant experience

  • OR 5+ years equivalent experience.

  • 3+ years of experience in delivery of infrastructure Real Estate and negotiation of easements across a diverse set of utility services

  • 3+ years of experience with project delivery and the ability to push past barriers to achieve full project execution

  • 3+ years of experience engaging directly with municipalities, authorities, utility districts, Architects/Engineers, land agents and attorneys to drive appropriate resolutions to development

  • 3+ years of experience conducting online research about properties, codes and ordinances, and understanding/interpreting research to summarize findings

Other Requirements:

Ability to meet Microsoft, customer and/or government security screening requirements are required for this role. These requirements include, but are not limited to the following specialized security screenings:

  • Microsoft Cloud Background Check : This position will be required to pass the Microsoft Cloud background check upon hire/transfer and every two years thereafter.

Preferred/Additional Qualifications:

  • Community Engagement and Stakeholder engagement experience

  • Datacenter real estate and easements experience

  • Experience in delivery projects in multiple jurisdictions

  • Experience working internationally in Real Estate Development

  • Experience in project scheduling programs such as Microsoft Project

  • Experience in negotiating terms with a variety of land owners

Real Estate Portfolio Management IC4 - The typical base pay range for this role across the U.S. is USD $91,800 - $178,800 per year. There is a different range applicable to specific work locations, within the San Francisco Bay area and New York City metropolitan area, and the base pay range for this role in those locations is USD $117,900 - $195,000 per year.
