Job Overview

As a manager in our Wright-Ryan Homes team, the Residential Construction Services Manager will provide extended care to the clients of the homes we build. You will lead a small team of experienced carpenters and act as the project manager for each Home Services contract, overseeing the preconstruction, contract negotiation, budget and schedule, quality and performance of work, invoicing, and project close out.

The Residential Construction Services Manager will meet with clients and develop a maintenance plan to meet their specific needs, providing a high level of service during and beyond the warranty period. You will also develop and manage project and staff work schedules and assignments working closely with a variety of subcontractors and suppliers.

This is an excellent opportunity for a hands-on individual to provide residential construction and maintenance services based on our clients’ needs, from the supervision of small projects and repairs to services aimed at safeguarding and protecting some of Maine’s great homes.

Job Requirements

  • Establish and manage long term relationships with homeowners by anticipating their needs and providing high quality services.

  • Act as the Project Manager for each Homes Services contract by participating in the preconstruction and construction process from start to finish through meetings with owners, architects, and engineers to develop the scope of projects.

  • Create a sound project completion plan by establishing priorities, scheduling activities and timeframes, developing measurable progress benchmarks, and assigning responsibilities to team members.

  • Actively manage work on the job site, including employees and subcontractors, by coordinating the delivery and inventory of materials, and anticipating and addressing any construction problems and issues in a timely manner to keep the project on schedule and on budget.

  • Clearly communicate cost information to clients and develop thorough estimates, negotiate favorable and timely contracts and change orders, build accurate project schedules and budgets, and ensure billing and collections are up to date in conjunction with accounting.

  • Collaborate and foster relationships with architects, subcontractors, and other partners to meet client needs.

  • Identify opportunities to sell additional Homes Services and small project contracts.

  • Troubleshoot and resolve unscheduled maintenance projects for clients as needed.

Education, Experience, and Skills

  • Associate’s degree in construction, engineering or a related field or an equivalent combination of education and experience.

  • 5+ years of experience in residential construction, including leading a team, with a focus on building client relationships, job site management, and logistics.

  • Ability to lead the completion of construction projects and to create and adjust systematic project completion plans.

  • Ability to read construction drawings, plans, and specifications and provide information to employees and subcontractors.

  • Proficiency in basic carpentry, with working knowledge of common residential systems (HVAC, electrical, plumbing, gas, septic, A/V, security, etc.).

  • Exceptional customer service and communication skills with the ability to work in a collaborative, team-oriented environment.

  • Strong analytical, organizational, and problem-solving skills to manage projects from start to finish with excellent attention to detail while working under pressure of deadlines.

  • Ability to work in a clear, organized, and well documented manner to ensure compliance with contract documents, cost, schedule, and quality objectives.

  • Knowledge of pertinent federal, state, and local regulations such as building codes and OSHA requirements.

  • Proficiency in Microsoft Office software and technology (Word, Excel and Outlook) with experience in construction software (estimating, takeoffs, scheduling, and modeling) preferred.
