Job Description
Turner & Townsend Heery is seeking a Project Director to join our team in Orlando, Florida on a multi-year, sports related program.
The Project Director will have sports related experience; knowledge of design, construction and operations; significant experience and understanding of owner representation and requirements; knowledge of scheduling, cost control and project control techniques; must have excellent written, verbal and analytic skills; understands the dynamic and enjoys working in collaborative team project environments. The purpose of this position is to monitor design and construction projects for clients, with direct accountability for project delivery.
The ideal candidate will have significant experience working for public or government entities delivering capital improvement programs and projects. This individual should be a self-starter, and able to take initiative and drive activities with limited oversight.
The Project Director coordinates all predesign, design, procurement, preconstruction, construction, and close-out activities throughout the duration of the project and is the main point of contact between Turner & Townsend Heery, the Client, the Architect, the Contractor, and other Consultants. This position establishes positive client relationships and is responsible for ensuring all aspects of services are delivered at the highest level to ensure the Client’s needs are addressed. The Project Director is responsible for total management of the program, including the complete financial management of projects and the achievement of a profitable outcome. The successful applicant will have a proven track record dealing with new, ground up construction, as well as additions and interior renovations.
Responsibilities
Extensive understanding of project and program management principles, methods, and techniques
Responsible for ensuring all aspects of services are delivered at the highest level to ensure the client’s needs are addressed.
Manage the day-to-day project activities and resources to ensure projects and programs are proceeding according to scope, schedule, budget, and quality standards.
Manage project and program issues and risks to mitigate impact to baseline.
Prepare and implement detailed project execution plan for all phases of the project with budgetary information and resource needs.
Develop and deliver progress reports, proposals, requirements documentation, and presentations to various audiences, including project team and key stakeholders.
Provide leadership for project team by communicating project objectives and motivating team members to meet project goals, adhering to their responsibilities and project milestones.
Work creatively and analytically in a problem-solving environment demonstrating teamwork, innovation, and excellence.
Establish and maintain a strong working relationship with the Client, based on a commitment to industry leading customer service that results in complete customer satisfaction and future project opportunities. Assuring key information and data is effectively shared and appropriately retained.
Serves as escalation point for all activities and client relationship risks for the work program relative to contractual obligations. Provides suggestions to solve escalated project, staffing, financial, schedule, contractual, subcontractor and client relationship issues throughout project lifecycle.
Participate in planning and preconstruction discussions with clients, key stakeholders, architects, consultants, and the general contractor at a leadership level.
Set up project using through proper accounting procedures. Understands project cost reporting systems and can use them to accurately communicate the financial status of a project.
Maintain program/project budgets and refine budget as needed to ensure timeliness and fiscal responsibility.
Develop guidelines and protocols for cost reduction initiatives. Review project level cost reduction recommendations. This includes scope, cost, schedule control, and cost reduction initiatives.
Negotiates issue resolution including change orders, contingency expenditures, and appropriate fee enhancements.
Review payment requisitions and budget status, review of subcontracts, bonds/subcontractor default insurance, review of monthly Job Cost Reports, review of lien waiver and other documentation submitted by the design and construction team members.
Oversee the integration of all projects multi-disciplines (Owner’s, A/E, Contractors, Procurement & Supply chain).
Oversees and assesses all components of the design and construction schedule throughout the lifecycle of the project to ensure contractual obligations are met and to hold team members accountable to all expectations.
Work with the general contractor to manage the master project schedule that will include design, permitting process, preconstruction process, construction, and on-going client activities throughout construction.
Develop in conjunction with general contractor overall site logistics and phasing strategy. Approve Logistics and Phasing recommendations.
Review and provide feedback on the framework for construction quality control.
Review the claims resolutions recommendations.
Ensures Owner’s Representative staffing levels are sufficient, relative to contractual commitments, schedules, and constraints.
Promote and follow Health, Safety and Environment (HSE) policies and regulations and be fully committed in enhancing Site Safety culture and initiatives throughout all phases of the project, demonstrating operational excellence on topics such as HSE, client excellence, and team performance.
Complete any other job-related duties as assigned.
Qualifications
15+ years of applicable program management/project management/construction management experience, including tracking and planning of projects.
Demonstrated experience in delivering major capital projects/programs successfully (on budget, on time, meeting safety and quality standards within approved scope).
Experience managing an integrated team on large complex and multi-phase capital projects/programs construction consisting of multiple project elements.
Knowledge of multiple project delivery methods.
Demonstrated experience providing leadership of a team in an integrated project delivery organization.
Demonstrated experience in negotiating multi-million-dollar contracts.
Proven track record of partnering and issues resolution.
Ability to advise at a strategic level during the project conception stage, including providing advice on the different approaches that can be adopted to successfully achieve the client’s overall objectives.
Strong interpersonal skills along with excellent written and verbal communication skills. Strong organizational and analytical skills. Ability to provide efficient, timely, reliable and courteous service to customers. Ability to effectively present information to senior leadership and key stakeholders.
Great time management skills. Ensure that project is managed to the right quality standards, completed efficiently and on time.
Ability to build strong working relationships with clients and cross-functional team members.
Experienced working as an effective team member within the context of delivering a specific commission.
Excellent skills with Microsoft Office Suite. Knowledge of construction estimation and scheduling, contracts, project management software, and construction practices.
* Education/Experience*
Demonstrated design/construction project management experience working with sports projects, state/local government, and other not-for-profit entities on capital improvement projects with the ability to be highly effective in a client facing role.
Bachelor’s degree in Architecture, Construction Management, Engineering, or a related field. M.S. or MBA is a plus.
Registered architect, CCM, PMP or other Design or Construction certification is a plus.
Membership in relevant professional organizations is a plus.
Experienced managing demanding stakeholders and work stream managers.
Experience in new ground up construction, additions, renovations, and capital maintenance projects.
Familiarity with construction best practices, general building codes, and various building types and systems.
Knowledge of construction estimation and scheduling.
Ability to read and interpret construction drawings, specifications, and plan documents, as well as developing contracts, request for proposals, or other project related documents.
Possess the ability to work independently and manage multiple projects simultaneously and identify priority activities.
