Western Construction Group Construction Project Manager in Orange, California
POSITION SUMMARY
Working with Senior Management and reporting to the Branch Manager, the Project Manager will oversee the construction work, and coordinate all segments of the project with the project team. The Project Manager will assist in the creation and review of the project related documents, cost estimates and schedules to ensure that budgetary and schedule requirements are adhered to and will regularly monitor the entire project for compliance with the stated objectives. The Project Manager performs and coordinates all administrative, technical and professional work related to this project. The Project Manager will assist in developing accurate change order estimates with the assistance of the Branch Manager and review in accordance with the Corporation’s standard operating procedures. The Project Manager will also ensure compliance with appropriate guidelines, policies, and approved internal controls. The Project Manager will have direct contact with the Project Superintendent, Project Foreman, Customer and/or Customer representatives. The Project Manager will be expected to be on-site on a regular basis.
RESPONSIBILITIES
Assist in the development of contract documents, review, and execution. Prepare contracts and negotiate revisions while working with internal contracts teams as needed
Create (SOV) schedule of values for each project, maintain and monitor. Monitor retainage and reduction (if possible)
Responsible for accounts receivables (collections) and stay on top of client to maximize quick turnaround
Acts as a liaison between Architects/Engineers, Contractors, Subcontractors, Vendors, and field employees during the life of the project. Develop and maintain strong customer relationships
Preplan every task with your immediate team with regards to safety. “Plan the job for Safety”
Monitor, maintain and obtain all proper permits required for the projects
Assists in accurately estimating and pricing all change orders to maximize volume and profitability without compromising the integrity of the job or safety
Assist the client in developing proposal for unseen or changed conditions using job specific Change Order processes and monitor all change order work
Continually performs cost evaluation and control at each step of the project to ensure that the budgetary restrictions are adhered to and in compliance with the stated objectives. Maintain profit and loss responsibility, as well as other project financials, ie. Projections. Maintain monthly “cost to complete” updates for the Branch Manager for review
Tracks all timelines and provides accurate and concise briefing to subs and Western Project Team and Branch Manager
Monitor and supervise the deployment of the project to ensure the achievement of quality and timely execution of the project
Interact regularly with the Branch Superintendent, and Project Foreman to ensure production requirements and timeline are met
Documentation (electronic and paper documentation as required), coordination and communication of any project change orders to field and customers
Oversees and assists in the procurement of the required project materials
Reviews the finish samples, mockups, schedules (material, vendors, subs, etc), catalog cuts, shop drawings, fabrication tickets, layout drawings, surveyor’s reports, and other project related reports to ensure accuracy
Establishes work plan for each phase of the project and arranges for the recruitment or assignment of project personnel through the Project Superintendent. Create and maintain a master CPM schedule to be utilized by Western, their subs and shared with client
Provide 2/3-week lookaheads for client
Confers with the project personnel to provide technical advice and to resolve problems
Reviews product design for compliance with engineering principles, company standards, contract requirements, and related specifications
Responsible for proper close-out of the project, including attic stock, etc. (required by contract)
Perform takeoffs (from blueprints and existing structures), develop estimates, write client proposals, administer contracts, develop project schedules and costing, supervise projects, and ensure quality control
Developing opportunities to initiate the sale of Western's services in concrete/masonry restoration, waterproofing, etc
Requirements
10+ years’ experience, Masonry and/or Concrete Restoration experience is a plus
Demonstrated experience managing projects that include structural concrete repair, waterproofing, façade repair, masonry repair and/or historic restoration is a plus
Proficient with Microsoft office applications – specifically Excel, word, Project
Experience with or ability to use “PROCORE” software or equivalent is essential
Demonstrated ability to manage projects, working closely with in-house Sales/Project Managers to assist in reviewing bids and developing proposals
Strong leadership skills. Demonstrated ability to manage others and project management skills
Good communication skills
OSHA-30 certification and First Aid / CPR Certification
Ability to travel – up to 50%
