Job Summary: The Maintenance Site Lead Manager manages the maintenance operations and infrastructure in a manufacturing/warehouse environment by overseeing the formation and distribution of Work Orders (service, repair and preventive maintenance) to all trades and ensuring their timely completion and adherence to quality standards. The ideal candidate will be able to identify and direct maintenance efforts towards immediate needs projects by utilizing both in-house and contracted resources.
Responsibilities: Responsible for the operation and maintenance of building automation systems in order to provide continuous supply of hot and chilled water, electrical power, gas or air required for operations. Diagnoses and troubleshoot MEP system malfunctions to prevent catastrophic failure. Utilizes CMMS to manage the repair, maintenance, and installation of tools, equipment & utility systems. Balances routine, preventive maintenance and project work to optimally manage the needs of both the facility and the client. Reviews new space / equipment plans and discusses equipment service needs and modifications with client and/or design engineers. Develops and supervises the implementation of routine and preventive maintenance required for all physical plant related equipment including but not limited to boilers, pumps, motors, cooling towers, controls, pipes, condensers, heating units, absorbers, transformers, etc. Provides technical assistance and training of Facilities Maintenance personnel. Provides follow up reports to Director of Buildings and Grounds in relation to work order status and loads. Assists in providing technical support to various departments regarding requested repairs and improvements. Distributes daily and monthly work schedules. Performs quality assurance and accountability reporting. Oversees project managers, architects, engineers and contractors for all capital and non-capital improvement projects. Provide effective communication and compliance to College's Director of Environmental Health and Safety. Management and procurement of all service & preventative maintenance contracts and agreements. Complete quarterly training assignments that are identified in the structured personal developed plan. Complete an approved craft self-assessment within 30 days of signature date. Other duties as assigned.
Qualifications: 3-5 years managerial/supervisory experience in the facilities management field, preferably in an academic setting. Experience performing maintenance on the following equipment: chillers, boilers, thermal storage, pumps, heat exchangers, HVAC Systems, Building Automation Systems, Life Safety Systems, utility services, electrical power distribution, plumbing & sewage, and HP steam systems. Computer proficiency including working knowledge of Microsoft Office Suite. Ability to work non-standard hours which may include evenings and weekends, as well as availability to be on-call for emergency situations.
