PruittHealth Assistant Project Superintendent in NORCROSS, Georgia

Job Purpose:

The Assistant Project Superintendent will assist the Project Superintendent in project planning, buyout, project management, and closeout. This role will involve assisting in obtaining, coordinating, and distributing the information and authorizations required to construct the project on time, within budget, and to the Landmark’s quality standards.

Essential Skill/Knowledge Functions:

  1. Setup and maintain field office supply inventory – (job trailer, porta potty, printer/technology needed) for large projects.

  2. Assist with soliciting bidders and the coordination of buyout activities.

  3. Enter subcontractor and vendor personnel in the directory.

  4. Ensure that initial plans and specifications are issued to subcontractors and suppliers.

  5. Request and review subcontractor certificates for compliance, safety/compliance structure from PruittHealth safety manual/guidelines.

  6. Identify potential constructability issues and potential code violations with the construction drawings and specifications.

  7. Maintain all document controls for the project including, but not limited to, contract documents, specifications, geotechnical reports, permits, clarifications, field sketches, inspections, daily field reports, sign-in sheets, meeting minutes, submittal log, RFI log, change order logs and safety meeting reports.

  8. Assist in ensuring contractor compliance with the company’s safety and quality management programs.

  9. Assist with communicating the schedule with subcontractors and suppliers.

  10. Assist with creating, reviewing, processing, and maintaining all submittals and submittal logs.

  11. Assist with the coordination of submittals, RFI’s, deliveries and inspections, along with analyzing how they affect the project schedule.

  12. Ensure that materials and equipment are released for fabrication in time for their delivery as required on the jobsite.

  13. Distribute and communicate all revised Construction Documents

  14. Assist with change requests, change proposals for price reviews.

  15. Assist in managing the project budget by controlling expenditures, coordinating billings, identifying work not covered by subcontractor and overall cost management.

  16. Schedule and assist in drafting agendas for coordination meetings, Owner/Architect/Contractor meetings and all other meetings as directed by the Project Manager or Superintendent

  17. Prepare and distribute meeting minutes.

  18. Provide weekly project updates.

  19. Assist with documentation and taking progress photos of job site.

  20. Assist to resolve all punch-list issues prior to occupancy.

  21. Assist with obtaining occupancy of the project, including participating in the final inspections and approvals by various municipalities.

  22. Maintain closeout log and obtain all closeout documents, warranties, and log information.

  23. Assist with closeout training, financial closeout and obtaining Certificate of Substantial Completion.

  24. Assemble and prepare final record documents for the project at the conclusion of the job and store them in a secure location.

  25. Perform any other duties required for closeout.

  26. Confirm the transfer of utilities and insurances are completed at closeout.

  27. Always maintain the highest possible professionalism and promote good relations and communications on the project.

  28. Recognize, report, and solve problems in a creative, positive, constructive way and make recommendations for improvements in systems, procedures, and policies.

Essential Administrative Functions:

  1. Assist if needed in center/agency surveys (Licensure/JCAHO) and any subsequently required reports.

  2. Attend and participate in continuing educational programs to keep abreast of changes in your field as well as to maintain current license/certification, as required.

  3. Attend and participate in mandatory in-services.

  4. Honor patients/residents’ rights to fair and equitable treatment, self-determination, individuality, privacy, property, and civil rights, including the right to wage complaints.

  5. Comply with corporate compliance program.

  6. Report job-related functions/tasks that involve occupational hazards.

  7. Follow established safety regulations, to include fire protection & prevention, smoking regulations, infection control, etc.

  8. Follow established safety procedures when performing tasks and/or working with equipment.

  9. Perform other related duties as necessary and as directed by supervisor.
