New Community Corporation Superintendent in Newark, New Jersey

To ensure that the appearance of the property is maintained, troubleshoot, install and repair the building. Buildings include, but are not limited to; grounds, boilers, steam and hot water.Duties and ResponsibilitiesPerforms daily janitorial and maintenance services in assigned building(s)Complete work-orders as assigned by property manager and/or designated supervisor.Complete daily work orders and other assigned task. Turn in completed paperwork at the end of each shift worked.Responsible for ensuring overall compliance of all equipment and systems; HVAC, electrical, plumbing and boilerTroubleshoots, repairs or replaces HVAC/Heating equipment controls; installs, repairs, and replaces all plumbing fixtures, piping and systems.Report any unusual extraordinary circumstance regarding the residents or the property.Responsible for the timely preparation of apartment turn-over.Responsible for routine tasks, such as fixing leaky pipes, painting rooms, patching drywall and fitting locks.Responsible for the timely response of all tenant service requests.Ensuring building and grounds are cleaned and maintained dailyProvide on-call and after hours coverage in case of emergencies.Assist the Facilities Department in the removal of snow.Perform any additional duties as deemed necessary. QualificationsDemonstrates general knowledge of carrying out repairs as necessary to maintain a buildingDemonstrated track record of working with varies building systems: HVAC, electrical, plumbing and boilerDemonstrates ability to establish and maintain effective working relationshipsDemonstrates ability to multitask effectivelyDemonstrates basic building repair and maintenance skillsDemonstrates ability to communicate effectively both orally and in writingDemonstrates ability to work and interact with departments throughout the organizationDemonstrates commitment to the aforementioned Mission and maintains high standardsDemonstrates ability to adhere to Agency policies and proceduresDemonstrated track record of being results driven, self- starter with high attention to detail and sense of urgency and customer oriented philosophyDemonstrates respect, cooperation, consideration and tact in dealing with peers, supervisors and othersDemonstrates ability to cooperate with the agency and the applicable State department or division licensing unit with any legally mandated inspections or investigations
