RXR Management Holdings LLC Marketing Director in New York, New York

The RXR platform manages 93 commercial real estate properties and investments with an aggregate gross asset value of approximately $18 billion, comprising approximately 30.5 million square feet of commercial properties, a multi-family residential portfolio of approximately 9,400 units under operation or development, and control of development rights for an additional approximately 3,000 multi-family and for sale units as of December 31, 2023. Gross asset value compiled by RXR in accordance with company fair value measurement policy and is comprised of capital invested by RXR and its partners, as well as leverage.

The Marketing Director will work closely with the VP of Marketing as well as various stakeholders on cross functioning teams to develop and execute strategic marketing plans for all new developments and stabilized residential projects within the RXR portfolio. The Marketing Director will be expected to support the VP of Marketing to lead brand/storytelling narrative, direct brand awareness and advertising campaigns, deploy actionable strategic marketing plans across an assigned portfolio and drive leasing velocity for all new developments during pre-construction phase through stabilization. The Marketing Director will be a proactive team member and lead coordinator in the overall place-making objectives of RXR’s residential portfolios.

The Marketing Director has proven capability to work independently; understand and execute on a complex multi-entity, multi-category budget framework; and manage creative partners/service providers efficiently to maximize output and/or quality of deliverable, optimize budget allocations, and generate successful creative content with efficiency. The Marketing Director should be able to support existing processes and procedures while identifying areas for improvement and executing new processes where necessary.

The Marketing Director will lead marketing processes dependent on multiple collaboration partners. To be successful in this role, the Marketing will need to be capable of multi-tasking and process management for multiple assets, asset types, and agencies in order to build consensus and effectuate approvals efficiently.

The Marketing Director will provide clear and strong ideas, recommendation, and creative tone to the collaboration teams to move multiple campaigns along at a quick pace. The Marketing Director should demonstrate the ability to learn assets, spaces within, competitive product, and vicinities quickly in order to provide strong creative and content direction for the multi-channels of residential. The Marketing Director will have precedent experience in residential marketing across all asset classes through print advertising, events, promotional items and programs, photography, renderings, CGI animation, lease-up strategy, development of amenities centers, digital advertising, e-communications, and social media for properties.

Responsibilities include but are not limited to:

  • Lead creative direction across all marketing channels including branding and development of marketing plans and concepts for individual assets, both stabilized and new developments.

  • Day to day management of multiple sub-contractors/agencies for coordination of cohesive, high-quality product (renderings, photography, website creation, map creation, floorplan editing, printing/display, social media - organic and paid) as well as quality control, and timeline and budget adherence.

  • Management of multiple project budgets and ability to think strategically and respond to market dynamics in order to reallocate expenditure quickly.

  • Directly manage property events specific project milestones (ground breakings, ribbon cuttings, topping outs, etc); present event themes/ideas; event logistics; and strategic deliverables tied to the event.

  • Working closely with RXR’s Resident Offerings (RXO) teams to incorporate the hospitality focus of our products within the brand of each individual asset.

  • Support RXO marketing guidance for events and property community initiatives.

  • Project management and timeline creation.

  • Adhering to media calendar and deadlines.

  • Management of multiple project budgets and ability to think strategically and respond to market dynamics in order to reallocate expenditure quickly.

  • Coordinate regular communications with 3rd party press teams, craft narrative and brand pitches that will drive press awareness for each individual project.

  • Provide marketing guidance for select property social media and all property digital ads.

  • Provide competitive intelligence and monitoring of trends across competing product and competitor campaigns.

  • Coordination of ad hoc graphic design and promotional needs: journal ads, team-building initiatives, design of premiums (umbrellas, mugs, etc.), select advertising, and select eblasts.

  • Work with Director of External Relations to ensure timely dissemination of information key to property public relations.

    Required Experience includes but is not limited to:

  • 5-7 years of direct experience in marketing, real estate/residential experience is a strong plus.

  • Excellent ability to multitask and manage multiple assets at a time.

  • Ability to translate strategy into actionable plans with impeccable follow-through.

  • Press experience is a must.

  • Excellent written and verbal communication.

  • Excellent visual presentation skills.

  • Excellent understanding of space and activation of space to create a dynamic, memorable experience.

  • Proven experience in multi-simultaneous campaign management.

  • Budget management experience.

  • Creative thinker with ability to provide strong art/creative direction and ability to craft written content specific to property positioning quickly.

  • Competence in graphic design an ability to work in Adobe Creative Suite (InDesign, Illustrator, Photoshop, etc.) is a must.

  • Competency in excel is a must.
