The above hiring range represents the University's good faith and reasonable estimate of the range of possible compensation at the time of posting.Position SummaryReporting to the Manager of Operations and Customer Service, the Assistant Manager, Leasing Operations, is responsible for the execution of Columbia Residential's leasing and renewal strategies to achieve occupancy, revenue and resident retention goals related to graduate and General Studies student housing.Responsibilities- The Assistant Manager will review current policies and procedures and recommend changes based on analysis of survey data, best practices, and other resources in support of proposed changes. The Assistant Manager will manage the eligibility review process for applicants' housing through Columbia Residential and oversees the housing renewal agreement process for continuing student residents.- The Assistant Manager will manage the planning and facilitation of housing selection for new and transferring residents, including the processing of approximately 9,0000 housing applications (new and transfer), and over 5,000 housing assignments annually; They will also manage unit availability for housing selection appointments. The Assistant Manager manages and executes 500+ policy enforcement communications with student residents. In addition, they will work directly with Residential Operations and building staff, schools and Student Conduct and Community Standards to coordinate support, sanctions and solutions.- The Assistant Manager leads internal policy development and administers Columbia Residential's internal policy site; Develops and leads trainings for Columbia Residential staff on internal policies and incident reporting. The Assistant Manager will aid in the design and execution of activities to create and drive traffic to Columbia Residential, including implementing Internet and social media marketing tools. The Assistant Manager will also research and create content for the resident and staff newsletters. The Assistant Manager serves as a liaison with third-party technology partners, addressing usability and operational logistics.- The Assistant Manager will review move-in and move-out surveys and establish protocols for response. They will analyze survey data and present findings to the Assistant Director, Leasing Operations and Director of Leasing Operations. Compile weekly workload and performance metrics. Reviews in conjunction with survey data to identify inefficiencies in customer service and creates proposal for process or policy change to improve business operations.- This position requires 24-hour on call availability to monitor student emergencies during an assigned on- call period, typically two weeks every four months. Additionally, Saturday availability may be required on a limited basis.- This position is designated as "Essential Personnel" and is required to report to campus to their normal work location (or an alternate site if necessary) for work during an emergency closure even if the closure occurs during a time that they are not regularly scheduled to work.Minimum Qualifications- Bachelor's degree or equivalent experience; advanced degree preferred. A minimum of three years related professional experience in housing operations or real estate management required; preferably with higher education, lease administration for a commercial firm, or corporate real estate department.- Incumbent is required to have strong skills with the Microsoft Office Suite (Word, PowerPoint, Excel) and Outlook. Demonstrated technical and analytical skills and proficiency with lease management software systems is required. Experience working with data generated from disparate systems helpful.- Must demonstrate an ability to exercise sound judgment. Patience, tact, and the ability to work well under pressure in a busy office are a necessity. Must be organized, professional, friendly, enthusiastic and diligent.- Excellent customer service and communication skills, both written and verbal, are required.
