DUTIES AND RESPONSIBILITIES
· Developing preventive maintenance database within the clients work order system if available.
· Assigning preventive and scheduled work orders.
· Listing work to be done for scheduled work order generation.
· Determining most effective use of employees, equipment, and materials in the scheduling process.
· Ensure PPM is carried out correctly and as scheduled.
· Conducting routine inspections of mechanical & electrical systems.
· Manage team of technicians and Handyman staff
· Receive & assign engineering related complaints from Help Desk team and track resolution
· Provide adequate training and guidance to supervisors and handyman deployed under them
· Check and ensure assigned maintenance checklist is adhered to by supervisor and handyman team
· Assist technical Manager in ensuring vendor compliance on statutory issues
· Assist technical Manager in assessing vendor performance
· Ensure optimum spare part availability for critical & non-critical operations
· Assist Soft services team as and when required
· Ensure Health and Safety procedures are followed, particularly by visiting contractors
· Monitor PM activities being carried out by third party vendors onsite:
Lighting
UPS
EB /DG power
FA and PA systems
Electrical utilities
· Upkeep of engineering, Electrical, plumbing works related to:
Washrooms
Minor projects
· Understands the contract terms and conditions meet customer expectations and take ownership.
· Ensure Service Level Agreements are met.
· Analyse performance in terms of quality, safety, hygiene, and cost and customer satisfaction. Takes corrective and proactive actions to bring about required change.
· Inspect the turn out and attendance of the staff and sign the shift register
Meet the housekeeping supervisor during the shift to discuss and communicate priorities for the shift and address complaints.
· Ensure planning and execution of all preparation required for Conferences / meetings of the client as well as VIP visits scheduled
· Works closely with the Tenants to foster a strong working relationship.
· Coordinate maintenance of janitorial services equipment.
· Performs all duties in a safe manner and in accordance with established procedures.
· Comply with all company policies and procedures and adhere to company standards.
· To coordinate with client on reviewing & Closing AMC payments as per tracker
· To carry out daily checks on the floors along with the team to keep the equipments in 100% uptime Adherence to the Client 52 week review schedule and PPM.
· Ensuring availability of all CBQ process adherences at the site along with Quarterly Review of the log sheets and provides accurate data for MMR, and relevant submission.
· Achieve average completion of 98% of PPM
· Compliance to all site related/specific statutory documentation.
· To escalate all the incidents on time as per TAT defined.
· Achievement of the Key Performance Indicators and Service Level Agreement targets
· Promotes open, constructive and collaborate relations with superiors, subordinates, peers and clients.
· Ownership of the day-to-day administration including various report generation /MIS to the Management.
· Ensuring and equate supply of consumables/materials and service for the proper operation of services and enter into supply and service contracts as approved by the client.
· Vendor invoices processing aligned with client’s finance process.
· Contribute to the Weekly PM Meeting Minutes and to the Monthly Management Report to client and other reports as required.
· Delivery of Agreed Initiatives as per Client and Initiatives Road Map.
· Report and update work progress
· Ensure Equipment uptime of 24 hours a day and 365 days a year in the property.
· Managing M&E scope of the project to ensure the quality and deliverables within the stipulated time.
· Ensure to conduct periodic testing for all the installations through authorized agency and to get the safety certificate.
· Periodical round with Engineers for the building inspection and modification of systems/procedures
· Carry out Technical Audits for all installations at periodical intervals
· Review the maintenance/service practices of M&E Contractors to deliver quality work practices in line with the manufacturer recommendations
· Plan & take responsibility for smooth operations of all Mechanical, Electrical, Plumbing installations and Civil works pertaining to the facility
· Responsible for planning a critical spares list for all installations as per manufacturer’s recommendations and inventory.
