Microsoft Corporation Senior Construction Project Manager in Multiple Locations, Brazil

The role of Construction Project Manager requires strong interpersonal, communication and organizational skills. It involves the ability to self-direct and has a solid background in data center design, engineering, scheduling, controls, civil works, MEP execution, commissioning and operational requirements. Additionally, there is an emphasis on project/construction management, datacenter market experience, costs, and project level services

As a member of the Data Center Development (DCD) team, the Construction Project Manager is ultimately responsible for the complete project delivery at each site location. The DCD Construction Project Manager ensures that each project adheres the Data Center Development (DCD) guidelines, specifications, and standards, which may be adjusted periodically based on best practices and lesson learned from previous projects as well as industry changing best practice.

The DCD Construction Project Manager collaborates with will coordinate with the Data Center Engineering (DCE) team and support specialty consultants to update and provide feedback based on Design (BOD). In managing project delivery, this position aligns team objectives, business processes, vendor management strategies, and cross-group collaboration efforts with the Data Center Development Project Strategy. In doing so, this will result in effective client relationship management and efficiency in cost management and project delivery

The DCD Construction Project Manager will be a relentless advocate for managing a safe worksite. Safety is one of the four pillars of CO+I’s mission in delivering cloud capacity; joined by Quality, Schedule adherence, and Cost Management. The DCD PM will also collaborate with Microsoft Security, Microsoft IT (MSIT), Legal, Project Engineering, Risk Management, Supply Chain, Operations and other internal groups to maintain the corporate vision and goals for the Project.

In addition, this position will be responsible for coordinating and reviewing vendor performance relative to cash flow and budget summaries and will clarify those reports in presentations to the delivery and executive chain. Other responsibilities include oversight and project controls of Project Expenditure Request (PERs), Professional Services Request (PSRs), Change Orders, Payment Applications, etc. Additional roles include MS partner engagement, as well as participation in communications plans and community involvement with support from Data Center Operations (DCOPs), Real Estate Services, Data Center Services, and Corporate Communications teams.

The DCD Construction Project Manager works directly reports to the Regional Manager of Data Center Development for the region where the data center development is located and supports the strategic and tactical delivery of data center projects in the region.

Business Processes:

  1. Create and maintain best practices to identify and incorporate cost-effective solutions and datacenter construction operations.

  2. Manage the selection, contracting, and integration of multiple vendors and internal partners

  3. Drive the deployment of solutions that can be socialized globally across DCD projects

  4. Facilitate decision-making to drive solutions, schedules, and manage change as required

  5. Apply influence, strategies, and negotiation skills to identify options and recommend solutions

Project Management:

  1. Regularly reviews cost and KPI metrics, invoices, process/policy communications with clients/partners

  2. Provide project single point of contact for project development and delivery

  3. Coordinate meetings and activities of vendors, cost managers, and integrate lessons learned

  4. Attend scheduled owner/architect/contractor (OAC) and other project meetings, and report as necessary

  5. Report Project Progress on scope, schedule, and budget, weekly or as required

  6. Provide weekly project status reporting to DCD standards. Inform risks and design their mitigation.

Accountability:

  1. Responsible for developing, managing, and reporting on safety, scope, schedule, and budget

  2. Have direct fiscal responsibility for the approved project budget

  3. Work independently and with the DCD team to achieve timely results. Manage and advocate for safe worksites by adhering to organizational and industry procedures. Reviews legislation and standards to recommend and manage safety compliance. Analyzes safety metrics and applies results to drive project action.

Vendor Management and contract compliance:

  1. Provide Vendor (contractor) oversight and performance management, ensures contract compliance

  2. Prepare Request for Proposal (RFP’s), Project Execution Requests (PER’s), and other project approval tools & templates

  3. Review and approve vendor scope of work, and design review of site and building plans

  4. Validate vendor pay-application and invoice review and approval

  5. Manage compliance with prior audit results and recommendations.

Qualifications

Required Qualifications:

• 5 to 7 years of progressive responsibility in development and construction of large-scale projects and Mission Critical Facilities

• Degrees and/or professional licenses in Civil Engineering, Electrical/Mechanical Engineering, Construction/Project Management,

• Strong Verbal and Written Communication Skills in English and Spanish

Experience/Skills/Education:

• Bachelor’s Degree in civil engineering, mechanical or electrical engineering.

  • 4+ yrs. exp. of data center project construction with large-scale data centers or DC lease providers. • Solid Experience in project management, directing multiple large multi-faceted projects• Ability to independently manage deadlines and support staff • Ability to influence cross-discipline teams• Construction Health & Safety Knowledge

Ability to meet Microsoft, customer and/or government security screening requirements is required for this role. These requirements include but are not limited to the following specialized security screenings: Microsoft Cloud Background Check: This position will be required to pass the Microsoft Cloud Background Check every two years thereafter.
