Position Description The Minneapolis Convention Center (MCC) is a relationship building. Plan, coordinate, and supervise the maintenance, construction projects and repair of the Minneapolis Convention Center, parking ramp and grounds area, directing the work of skilled and unskilled City employees and contract employees ensuring that the contractual requirements of the Minneapolis Convention Center and MCC clients are met and that services are provided in an efficient, effective and timely manner. Salary Anticipated salary for this position is $89,444.16 - 97,739.20/annually depending on qualifications. Work Location This position is onsite only. The City of Minneapolis does not sponsor applicants for work visas. Job Duties and Responsibilities * Assist and participate in the interviewing, hiring, training, coaching and development of all Facilities Operation Department employees and personnel. * Assist in the development of formal training and conduct education programs, including Forklift training and Aerial lift / Platform training. * Oversee day-to-day operational policies and procedures for the department. * Provide administrative supervision, including evaluating and correcting work assignments when necessary. * Conduct regular facility inspections to review the facility, equipment, personnel and general activity. * Prepare and process accurate bid specifications for departmental purchases. * Work with Facilities Manager on coordinating and planning Capital projects for Minneapolis Convention Center to ensure they are completed on time and within specified budget without interrupting events inside the convention center, including managing assigned capital projects. o Manage onsite construction activity, vendors, delivery of materials to ensure that the projects are completed on time, within budget and to design specifications. Manage space availability for projects they relate to event activity within the Minneapolis Convention Center. Coordinate the use of space with Convention Center Sales and Events division so that projects can be completed with little or no disruption. * Coordinate and act as liaison with outside contractors, organizations, vendors, City Departments, private firms, event production personnel and service contractors. * Assist in the preparation and review of departmental budgeting, including research and verification of cost in market, participate in department budget meetings and provide input relating to expenditure projections, and the verification of coding for all purchases. * Lead meetings and delegate projects when necessary, maintaining oversight of processes according to City of Minneapolis policies and rules. * Prepare bid documents, specifications and requests for proposals (RFP) for assigned capital projects. Coordinate with other City departments and personnel to ensure timely procurement (e.g. Purchasing, Civil Rights and City Attorney). * Prepare and present information to stakeholders in a professional manner, both verbally, and/ or through written communications. * Seek out and keep abreast of new technological improvements/procedures, innovations developments in the industry. * Review/approve payroll, department purchases and client billings and assist in the preparation and review of departmental budgeting, including verification of coding purchases. * Plan, schedule, assign, and supervise the maintenance activities of building trades (both internal and outside), operating engineers, grounds workers, contractors (electricians etc.) and support staff in the operation, * Authorize, control and track spending related to the department. * Schedule all work required and check performance of fire suppression systems, fire pumps, emergency generators, fire extinguishers, fire doors and other safety and emergency associated equipment and apparatus. Schedule Maintenance of elevators and escalators, heating, ventilation and air conditioning, computerized automation systems, mechanical equipment and check their performance as required. * Maintain and inspect for the high level of appearance of the facilities grounds, including lawn, trees, flowers, various plantings, exterior building components, etc. as well as snow and ice removal. WORKING CONDITIONS: The job has working conditions with some potential risk working at construction sites. Exposure to hot and cold temperatures, chemicals, dust, dirt and noise. Required Qualifications MINIMUM QUALIFICATIONS: Technical School Diploma or equivalent. MINIMUM EXPERIENCE: Three years of experience as a facilities maintenance supervisor with experience in construction management or Foreman for a multi-purpose facility with a demonstrated progressively responsible operation and mechanical background. LICENSES/CERTIFICATIONS: Must have or acquire a State of Minnesota Special Stationary Engineers License within 6 months of hire Class 'D' Drivers License Certified Aerial Lift Platform Trainer Certified Forklift Trainer EQUIVALENCY An equivalent combination of education and experience closely related to the duties of the position MAY be considered. Selection Process The selection process will consist of one or more of the following steps: a rating of relevant education and experience and/or an oral examination (100%). Only those candidates who attain a passing score (70%) on each step in the selection process will be placed on the eligible list. Background Check The City has determined that a criminal background check and/or qualifications check may be necessary for certain positions with this job title. Drug and Alcohol Testing All job applicants must pass a pre-employment drug and alcohol test once a conditional offer of employment has been made. Applicants will be required to sign a notification and consent form prior to undergoing drug and alcohol testing. Applicants who do not consent to undergo drug and alcohol testing will not be required to do so and the City will withdraw the conditional job offer, resulting in the job applicant no longer being considered for the position.
