We are looking for an affordable housing compliance professional to join our team at Riverside Plaza. This role is responsible for auditing and supporting both new residents applying for housing and current residents looking to recertify their subsidized housing programs. Experience with HUD and Minnesota Housing compliance is strongly preferred.

ESSENTIAL FUNCTIONS
Auditing process will consist of a thorough review of all regulatory compliance records in accordance with state, federal and local regulations
Program assessments and compliance reviews of Riverside Plaza
Responsible for inspecting certification packets for completeness
Enter resident records and generate essential certifications within Real Page software
Maintains resident files, future, current and past residents, in accordance with the applicable housing program regulations and Sherman Associates polices
Complies with all fair housing laws
Prepares compliance reports to present to the Compliance Portfolio Manager, Management and the Senior leadership team
In collaboration with the Portfolio Compliance Manager as well as the Affordable Housing Manager on site, assumes primary responsibility for the program reporting to funders on a monthly, quarterly, semi-annual or annual basis, as prescribed by the specific funders
Responsible for submission of TRACS/Imax/EIV through appropriate method of communication with MHFA and/or HUD and Contract Administrators for Project-Based Section 8 properties.
Assist with processing all EIV income discrepancies/Retro rent handling within assigned portfolio
Assist with posting of monthly HAP through monthly vouchers, as well as preparation of direct adjustments for vouchers
Communication with appropriate outside entities (MHFA) and internal Compliance Department(s)
Research and correct any TRACS errors that may arise during monthly submissions.
Review and fix necessary voucher discrepancies and TRACS errors for HAP payments
Provides periodic Compliance Training to Cedar Riverside on site Compliance Department staff to safeguard understanding therefore we can continue to adhere to upmost highest standards
Assists in training of new/current Compliance Department staff at Riverside Plaza
Navigates throughout the Real Page software on a consistent basis
Assists with problem solving in Real Page
Demonstrates regular and consistent attendance as outlined by Sherman Associates policies and procedures. Provides regular recognition to team and/or co-workers
Other tasks and duties as assigned
Required Experience:
Minimum Requirements
1-3 years of experience in administering affordable housing compliance.
Basic understanding and knowledge of Affordable Housing Programs (HUD, State, and Local)
Excellent verbal, written and presentation skills; Ability to communicate effectively with community tenants, vendors / external parties, and across corporate divisions.
Knowledge of Real Page or other related Property Management software (Yardi, Lead2Lease, OneSite Accounting etc.) strongly preferred.
As applicable, must possess a valid driver’s license, reliable vehicle with insurance and safe DMV driving record.

EDUCATION
High School Diploma or GED strongly preferred.
Post-secondary coursework in property management, business, real estate or equivalent experience preferred.
WORK ENVIRONMENT
This job operates in a professional office environment. This role routinely uses standard office equipment such as computers, phones, photocopiers, filing cabinets and fax machines.
Exposed to ambient room temperatures, lighting and traditional office equipment found in a typical office environment; quiet to moderate noise level.
PHYSICAL REQUIREMENTS
Occasional lifting and/or moving up to 25 pounds.
Occasionally required to walk; sit; use hands and fingers to handle or feel objects, tools or controls; reach with hands and arms; stoop; talk and hear.
Specific vision abilities required by the job includes close vision, distance vision, color vision, peripheral vision, depth perception, and the ability to adjust focus.
