Regis HR Group Assistant Property Manager in Miami, Florida

The Assistant Property Manager is responsible for assisting the Property Manager with implementing the approved management plan for the assigned property  in Little Havana, Allapattah, Coconut Grove, South Miami and Midtown. The approved management plan includes the following: maintenance of the physical appearance of the property, maintenance of occupancy standards at the highest level achievable, administration, provision of maximum level of service to residents, promotion of excellent resident relations, accounting, reduction of excessive operating costs, and minimization of bad debt.

Responsibilities:

  • Ensure the community is ready for touring by inspecting the leasing path and show units at the beginning of each business day and if necessary, generate work orders.

  • Tour community with prospective resident while highlighting the valuable features of the apartment home.

  • Process applications to include generating credit reports, verifying rental references, etc. Continue to follow-up until required verification forms and documents are received.

  • Perform collection duties such as phone calls and home visits.

  • Collect and accurately posts all rents and other revenue payments. Scan rents collected daily and/or complete bank deposits.

  • Assess late fees on the 6th day of the month and distribute late letters.

  • File warrants to start eviction procedures and appear in court when necessary.

  • Schedule and conduct move out inspections with residents and document inventory form.

  • Complete Final Account Statements as per company policy.

  • Complete Accounting Month End and complete related reports.

  • Generate purchase orders and process invoices for payment.

  • Complete re-certification process and renew Leases.

  • Effectively communicate the terms of lease, rental rate, period of payment along with rules and regulations.

  • Conduct survey of the property market to obtain information on competing lease rates and other trends that affect occupancy/rent.

  • Update information in property management software and CTMS.

  • Ensure the proper documentation and storage of leasing files.

  • Lease apartments and aggressively sell its products and services with an acceptable closing ratio to achieve established goals and exceeds budgeted occupancy percentages.

    Qualifications:

  • 2-3 years' experience in Sales and Customer Service

  • Minimum of two years in related experience

  • Experience using Real Page Property Management Software, preferred
