Shaw Lundquist Associates Pre-Construction Services Manager West Region in Las Vegas, Nevada

Position Summary

As the Manager for Pre-Construction Services , your role is a key leader position for SLA. Through collaboration and leadership, you will be responsible for the developing, refining and executing strategy for profitable business growth through region-wide leadership and management. You will be responsible for effectively and accurately managing and coordinating activities relating to Pre-construction services. Including: attending pre-RFP/Bid meetings, preliminary budgets, preliminary schedules, value engineering, procurement plan, detailed take-off and estimating, definition of bid package scopes, supplier and subcontractor bidding process, evaluation of bids, presentations of detailed estimates of work, evaluation of constructability, evaluation of alternatives and comparative studies, assist and/or perform the buy-out of the project. Responsible to ensure the preconstruction schedule is met. As a key leader, you are to provide leadership, mentoring, and training to the team.

Reports to: President/Principal West Region

Key Responsibilities

  • Ensure that preconstruction services and estimates are completed on time and are accurate.

  • Attend pre-proposal and/or pre-bid meetings.

  • Prepare conceptual estimate, schematic design estimates, design development estimates, and construction document estimates. Prepare and provide qualifications and exclusions for the estimates.

  • Review project design, drawings, specifications, and all other construction documents and make the team aware of construction related issues, completeness of information, and potential risks of the proposed work and of the General Conditions, Supplementary Conditions, and Contracts.

  • Monitor design development cost trends in order to detect over runs and potential problem areas.

  • Work with Business Development, Marketing and Project Management staff in preparing RFPs’, preparing schedules, phasing plans, staffing, project experience, project approach, site logistics, value engineering approach & design review.

  • Support Business Development in proposal presentations and aid in building client and architect/engineer relationships.

  • Review and interpret designs, plans, specifications, and addendums to prepare estimates. Perform quantity take offs and labor and material estimates when needed.

  • Prepare for and attend interviews for shortlisted and invited projects.

  • Maintain accurate, complete, and updated project designs, plans, specifications, correspondence and estimating documentation on projects, subcontractors and suppliers.

  • Solicit and evaluate subcontractor and supplier costing information, value engineering options, alternate proposals and estimates.

  • Prepare cost analysis, construction means and method reviews, value engineering and project schedules.

  • Works with the Leadership Team and the Pre Construction and Estimating and Construction Operations staff to develop a “Best in Class” Pre Construction and Estimating process in support of our strategic plans.

  • Perform other duties as assigned.

    Required Competencies

  • BS Construction management, Engineering, Administration or equivalent.

  • 8 years’ experience

  • Strong interpersonal skills and ability to work with cross-functional teams

  • Demonstrate Sound Judgment: Clearly articulate the rationale for decisions you make. Present clear and transparent reasons for decisions such that others understand why a given decision was made.

  • Demonstrate good written and oral communication skills, be self- motivated, punctual, be able to manage multiple tasks and have excellent follow up skills both internally and externally.

  • Must know Microsoft Office products including Word, Excel, Power Point

  • Experience with On Screen Takeoff, Building Connected, Procore,

  • LEED AP or LEED GA is a plus

  • Willingness to travel if required
