Navy Exchange Services (NEX) MAINTENANCE SUPERVISOR in KEY WEST, Florida
Title: MAINTENANCE SUPERVISOR Location: United States-Florida-Key West Job Number: 240004BN - Responsible for developing, organizing, coordinating, executing, and supervising a comprehensive maintenance, repair, and renovation program at the site level. Provide input for short and long-range planning. Performs various maintenance related work associated with assigned NHG Buildings. - Plans and schedules ongoing production-oriented work for all maintenance personnel on daily, weekly, monthly, and quarterly basis, adjusting staff levels as required to meet workload demand. - Trains, Instructs and supervises personnel assigned to Maintenance both in a formal training setting and on-the-job-training. May also supervise various positions to include Groundskeeper, Mechanic and Motor Vehicle Operator. - Participates in approving and/or recommending leave, ensuring that schedules are set to meet all program requirements. Advises and coaches subordinates on performance and develops improvement plans as required. Evaluates performance, recommends awards and/or corrective/disciplinary actions. Interviews and recommends applicants for selection or promotion. Handles staff and customer suggestions and complaints in a tactful and diplomatic manner, referring difficult and/or unusual situations to the management. - Responsible for compliance with standard operating procedures, safety requirements, and inventory/maintenance of all tools and equipment. Ensures maintenance operates in accordance with established instructions and procedures. - Performs inspections of all facilities and common areas. Conducts other inspections with management, Command, Regional, or HQ staff as requested. Follows up on all corrective actions in a timely manner to ensure completion and guest satisfaction. - Utilizes the Property Management System (PMS) to access guest room information and status, retrieve occupancy data, and maintain out of order/out or inventory guest room requirements. - Responsible for all maintenance supervisory related actions which include preparing briefing on facilities, preparing evaluations and NAVPERS request for Actions, prepare cost estimates for in-house self-help projects and evaluating cost estimates for contractors proposals working within NHG funded by Non-Appropriated Funds. - Assists with coordinating with Public Works, NAVFAC planners and outside organizations conducting maintenance related work in NHG facilities. - Assists in the preparation, justification, execution and monitoring of the annual non-appropriated and appropriated fund budgets. - Ensures security of all guests is maintained at all times. - Ensures guest privacy is maintained at all times. - Ensure that EEO concepts are applied, and an appropriate work environment is maintained. Performs other related duties as assigned. Qualifications: GENERAL EXPERIENCE: One year of experience that provided the applicant with knowledge of general maintenance practices involving the upkeep of buildings grounds fixtures equipment etc. SUBSTITUTION OF EDUCATION FOR EXPERIENCE: One year of high school education may be substituted for 3 months of general experience up to a High School Diploma or GED for one year of general experience. SPECIALIZED EXPERIENCE: Three years of general maintenance work in involving variety of trade practices associated with such occupations as air conditioning and refrigeration, electrical work, plumbing carpentry, masonry, and painting etc. Including knowledge of safety and environmental rules and regulations concerning procedures, tools, mechanical and electrified equipment, chemicals and basic safe work practices; supervision of human resources. PHYSICAL REQUIREMENTS Standing stooping bending kneeling climbing and work in tiring and uncomfortable positions. Frequently lifts and carries material weighing up to 50 pounds. A recognized professional certification or license in one trade (plumbing, HVAC, electrical, carpentry, or painting) trade is preferred.
