Microsoft Corporation Site Director in Johor Bahru, Malaysia

Microsoft Cloud Operations and Innovation (CO&I) is the team behind the cloud. Within CO&I, the Engineering Procurement and Construction (EPC) team is responsible for delivering core datacenter infrastructure for Microsoft’s cloud business. The MS portfolio consists of complex, multi-disciplinary, large scale, multi-year datacenter construction and lease projects. The role of the Data Center Delivery (DCD) Construction Site Director requires strong interpersonal, communication, Leadership and organizational skills, ability to self-direct, strong background in construction, engineering, controls, and operational requirements and an emphasis on project/construction management, datacenter lease market experience, client representation, and project level services.  This role directly drives and provides oversight of the strategic and tactical delivery of data center projects within their portfolio. 

The DCD Construction Site Director is ultimately responsible for the complete project delivery of each Campus location and Metro to the expectations of Safety, Quality, Predictable Cost and Schedule and Risk Management. The DCD Construction Site Manager is responsible for ensuring that each project meets Microsoft guidelines and standards, which may be adjusted from time-to-time based on best practices and lessons learned drawn from previous projects as well as industry changing best practice.  

The DCD Construction Site Director is responsible and accountable for managing the delivery of projects, aligns team objectives, business processes, General Contractor (GC) and vendor management strategies, and cross-group collaboration efforts with the project strategy. This will result in effective customer relationship management and efficiency in cost management and project delivery.  

The DCD Construction Site Director will be a relentless advocate for managing safe delivery of the project at the quality expectations. The DCD Construction Site Director will also collaborate with Microsoft Security, Microsoft IT, Legal, Project Engineering, MS Business Risk Management, and other internal groups to maintain the corporate vision and goals for the Project.  

In addition, this position will be responsible for coordinating and reviewing contractor/vendor performance related to cash flow and budget summaries and will clarify those reports in presentations to the delivery and executive chain. Other responsibilities include oversight and project controls, Project Expenditure Request, Professional Services Request, Change Orders, Pay Applications, etc. Additional tasks include MS partner engagement, as well as participation in communications plans, and community involvement with support from Data Center Operations (DCOPs), Real Estate Services, Data Center Services, and Corporate Communications teams.

Accountability :  

  1. Responsible for Leadership of Safety, Quality and predictable delivery to meet the business need date and cost expectations.

  2. Responsible for leading project delivery across multiple campuses and oversight of project teams on those projects

  3. Direct fiscal responsibility for the approved project budget. 

  4. Promote collaboration with all partners and stakeholders in support of the project delivery

  5. Provide direct oversight of the Construction Managers within the Metro and overall team to ensure that the projects are delivered to expectations

Business Processes :  

  1. Responsible for Leadership across multiple campuses for Safety, Quality and predictable delivery to meet the business need date and cost expectations.

  2. Create and maintain best practices to identify and incorporate cost-effective solutions. 

  3. Manage GC(s) and vendor performance along with their integration with internal partners to ensure on time and on budget project delivery.  

  4. Drive deployment of solutions that can be socialized globally across EPC projects.  

  5. Facilitate decision-making to drive timely solutions, schedules, and manage change as required. 

  6. Apply influence, strategies, and negotiation skills to identify options and recommend solutions to meet project delivery expectations.  

Communication :  

  1. Provide the project with a single point of contact for development and delivery. 

  2. Regularly reviews cost and KPI metrics, invoices, process/policy communications to client partners.  

  3. Coordinate meetings and activities of vendors, cost managers, and integration of lessons learned.  

  4. Attend scheduled owner/architect/contractor (OAC) and other project meetings, and report as necessary. 

  5. Report Project Progress on scope, schedule, and budget weekly or as required. 

  6. Provide weekly project status reporting to DCD standards. 

      

Vendor Management and contract compliance :  

  1. Provide Vendor oversight and performance management by walking the construction sites daily.  

  2. Preparation of Request for Proposal (RFP’s), PER’s, and other project approval tools & templates.  

  3. Review and approval of vendor scope of work, and design review of site and building plans.  

  4. Validate vendor pay-application and invoice review and approval. 

  5. Manage compliance with prior audit results and recommendations.

Qualifications

Required/minimum qualifications:

  • Bachelor's Degree in Construction Project Management, Architecture, Engineering, or related field AND 12+ years related experience OR equivalent experience.

Construction knowledge:

  • 5+ years of progressive responsibility in development of Mission Critical Facilities.

  • Experience working for a General Contractor or trade.

  • Detailed understanding of Logistics planning, and industry system used for site management

  • Ability to independently manage deadlines and support staff

  • Ability to Work independently in support of the DCD Project

  • Cross-group collaborator and influencer across teams and organizations with proven success in participating in cross-functional teams to deliver on key projects

  • Must be able to work within a dynamic team of full-time employees and consultants

  • High personal standard to deliver a thoughtful, polished and quality work product

  • Strong Verbal and Written Communication Skills.
