Facilities Maintenance technicians operate and maintain facilities equipment including, but not limited to, building controls, fire protection systems, and heating-ventilation-and air-conditioning (HVAC). Facilities Maintenance technicians are responsible for the maintenance, operation, and solving maintenance issues of utility equipment, and general electrical systems in an industrial, GMP-regulated facility. Utility equipment includes Chillers, Boilers, Air Handling Units, Exhaust ventilation, Dehumidifiers, Cooling Towers, Compressed Air Systems, Reheat, Fire Prevention, Emergency Power Generators, Water Treatment, UPS, and Environmental Control systems. The Facilities Maintenance technicians detail all maintenance activities executed on the site computer maintenance management system (CMMS). The Facilities Maintenance technicians perform, as needed, maintenance service and repairs in the area of plumbing, carpentry, painting, and other building upkeep activities. Adheres to quality, safety, and environmental policies and procedures and supports the department’s environmental objectives.
Monitors, operate and conduct basic preventive, and corrective maintenance on Utility Systems.
Operates and maintains fire prevention systems (pumps, risers, sprinklers, control panels) throughout the facility
Has knowledge of the use of portable power tools and hand tools within the trades assigned, including but not limited to drills, wrenches, and grinders
Operate electrical and mechanical test equipment
Checks alignment and vibration on equipment
Monitors, control, and acknowledge alarms through the Building Management System
Work with limited direction in effectively diagnosing problems and repairing building/utility components in a timely manner
Monitors water treatment systems, perform testing and adjust chemicals to set parameters
Work as an assistant to other team members to complete duties as the need arises
Has the ability to perform difficult and detailed work when limited instructions are available
Has the ability to consistently handle a variety of tasks - some being very time-consuming while under the pressure of the process
Coordinate works with outside vendors and contractors. Supervise contractor activities on site, as advised by the supervisor
Interprets a variety of instructions provided in written, oral, diagram, chart, graph, or specification form
Maintains housekeeping of mechanical, electrical, and control rooms
Vocational, Certificate, Technical or Associate Degree in a technical field, such as Refrigeration, Heating, Ventilation, and Air Conditioning, Electrician
Experience and Skills:
4 years of relevant experience
Certification and/or experience in trade skill, such as HVAC, electrician, or equivalent
In-depth experience as a technician in two or more of the following subject areas: electronics, mechanics, electromechanical, and industrial. It is anticipated that incumbents achieve this level through extensive experience rather than formal education
Minimum 18 months of technical school or equivalent experience in HVAC, electrical, or stationary engineer’s training
Refrigerant (CFC) certification through Universal or equivalent
Ability to read, analyze, and interpret general business periodicals, standard operating procedures, professional journals, technical procedures, and government regulations
Ability to write reports on the computer
Ability to efficiently present information and respond to questions from employees at all levels
Ability to read, write, and speak English
