Position Summary

The Facilities Project Manager manages all aspects of new construction and renovation projects. Prepares budget estimates and reports, prepares project and contract documents, and oversees outside design professionals and their selection. Oversees preparation of construction documents, manages the contractor selection process, and manages the project team throughout design and construction. Provides regular updates on project progress to campus customers as well as administration. Prepares reports as needed for the Capital Governance Committee and Rice Board of Trustees. The Facilities Project Manager also provides oversight and coordination of multiple projects in various phases concurrently.

The ideal candidate has a background in maintenance, construction, or architecture with a focus on estimating and completing small projects. The candidate should feel comfortable interacting with both maintenance crews and the Administration. The candidate should be able to visualize and communicate how a small project is accomplished and what are the primary work components.

Workplace Requirements

This position is exclusively on-site, necessitating all duties to be performed in person. The individual in this role will work on campus 80% during a typical week after three months of employment. Per Rice policy 440 , work arrangements may be subject to change.

This role is classified as an essential position, requiring on-site presence to effectively carry out its vital functions.

This is a full-time, benefits-eligible position, and the salary, depending on qualifications and experience is between $85,000 to $95,000 *Exempt (salaried) positions under FLSA are not eligible for overtime.

Minimum Requirements

  • Bachelor's degree
    • In lieu of the education requirement, additional related experience above and beyond what is required may be substituted on an equivalent year-for-year basis.
  • 3 years of work experience managing projects in higher education, research, healthcare projects or other related industries.

  • Skills
    • Effective written, presentation, and verbal communication - especially in communicating technical issues to a wide variety of audiences
    • Effectively collaborate across disciplines
    • Knowledge in technical discipline/domain needed to deliver projects

    • Some knowledge of codes and specifications, as well as depth of knowledge in technical discipline/domain needed to deliver projects

Preferences

  • Bachelor's degree in Architecture, Engineering, Construction or related field

  • Experience with office and construction productivity software (Procore, PlanGrid, Microsoft, Adobe, Procure, Google Sheets/Documents etc.)

Essential Functions

  • Assists with defining design criteria, scope definition and justification, and developing design concepts for all University projects
  • Performs the full range of the project management cycle: initiating, planning, executing, monitoring and controlling, and closing
  • Demonstrated ability to meet deadlines
  • Independently leads and directs projects requiring high levels of functional integration and involving multiple disciplines to be managed
  • Directs the development of an action plan, and estimate requirements for resources, including management, labor, materials, and time required to complete the project
  • Investigates installation failures and recommend corrections
  • Participates in developing/updating project management procedures and standards with other department staff
  • Completes special projects as needed
  • Performs all other duties as assigned

Additional Functions

  • Serves as the lead for estimating and executing small projects under $50,000. Estimating will require coordination with the in-house workforce and contractors as necessary
  • Serves as the primary project manager and liaison with disaster recovery contractors

Workplace Requirements

  • Ability to conduct frequent construction site inspections at many locations, both on and off campus.
  • Must be able and willing to enter all university spaces. (including tunnels, rooftops, construction sites)
  • Must be able to work effectively as part of a team, receiving direction from various team leaders.
  • Must be able to plan personal time and productivity to meet pressing deadlines.

This position is considered essential during a campus emergency. The incumbent in this position is expected to report to campus, provide the essential services designated and work under the overall direction of the Crisis Management Team for the duration of a campus emergency.
