GENERAL DESCRIPTION Performs advanced (senior-level) construction, restoration, renovation, and maintenance work. Work involves building repair, renovation, restoration, and alteration using skills in electrical, electronics, HVAC, refrigeration, finish carpentry, plumbing, auto mechanics, and painting. Performs preventive maintenance inspections of equipment, daily services, and equipment repair. In the absence of the Maintenance Manager, may supervise and direct of the maintenance department. Leads on construction, maintenance, or repair proje ts. Works under minimal supervision with extensive latitude for use of initiative and independent judgment. May be required to work in excess of 40 hours per work week and be on-call. ESSENTIAL FUNCTIONS Provides leadership and direction to assigned crews to ensure timely completion of work orders and assigned projects. Requisitions materials, supplies, and equipment for assigned tasks in compliance with procurement procedures; and maintains records of materials and supplies used. Performs preventative maintenance and repairs on all systems and equipment according to manufacturer recommendations. Performs advanced skilled repairs to systems equipment such as plumbing, masonry, welding, carpentry, electronic, electric, and HVAC. Performs inspections of equipment, operating machinery, systems, building accessories, and appliances to ensure proper maintenance and repair. Designs, assembles, installs, repairs, and maintains modular furniture. Provides on-the-job training to ensure proper procedures and policies are followed. Assists in planning, scheduling, and supervising all assigned maintenance work to ensure completion according to TJJD policy. May act in the capacity of the Maintenance Manager in his/her absence. Reports any presence or perception of racial, ethnic, and/or gender disparities. Performs a variety of related duties not listed, to be determined and assigned as needed. Performs all duties in compliance with agency safety policies and procedures: Reports safety hazards and corrects hazards when possible. Completes required documentation in the event of an accident/injury within requested time frames. Attends work on a regular and predictable schedule in accordance with agency attendance and leave policies. Qualifications: MINIMUM QUALIFICATIONS High School diploma or equivalent. Four (4) years of full-time wage earning experience in maintenance mechanic or related building construction experience, such as welding, plumbing, automotive and small appliance repair, landscaping, painting, air conditioning, building trades, carpentry, electrical/electronic repair, or other maintenance related field.Preferred: and#8226;One hundred (100) hours of approved and documented maintenance continuing education credits/hours in seminars, workshops, classrooms, or documented study. and#8226;Certification in at least one major skill field such as HVAC, plumbing, welding, or construction.Experience and Education Substitutions: and#8226;Vocational education may substitute for experience on a basis of 30 semester hours for one year of experience. and#8226;Completed course hours of undergraduate study may substitute for up to four years of experience on a basis of 30 course hours for one year of experience. and#8226;Pro-rated part-time experience may satisfy the experience requirement.Note: Any degree, diploma, high school equivalent, or course hours required to meet minimum qualifications must be from an accredited educational institution.PHYSICAL DEMANDS AND WORKING CONDITIONS The following physical demands and working conditions are representative of those encountered while performing the essential functions of this job.
