L. L. Bean, Inc. Assistant Design Project Manager in Freeport, Maine

L.L.Bean is currently searching for an Assistant Design Project Manager to join the Facilities team located in Freeport, Maine.

Position Purpose: In this important role this person will oversee and direct construction of assigned stores or corporate facilities. Ensures construction adheres to contract plans and specifications. Communicates directly with contractors and designers concerning project scope, cost and scheduling through meetings and project status reports.Responsibilities:

  • Responsible for applying in-depth knowledge of construction methods, processes and procedures to manage contractors building retail stores or corporate facilities. Correctly interpret site and building plans and specifications to ensure construction is properly completed.

  • Responsible for participating in the selection of contractors. Process includes contractor pre-evaluation, bidding of plans and specifications, evaluation of proposals and recommendation of contractors to consider.

  • Responsible for development and administration of project plans including scope, budgets and schedules. Integrates and coordinates the efforts of internal resources that may include Retail Store Management, Electrical, HVAC, General Maintenance (wood shop), Network Services, Security, Procurement, and Risk Management.

  • Responsible for conducting inspections of the construction site throughout process. Will identify project status variances and suggest solutions/alternatives to mitigate delays or other issues. Site visits will typically require multi-day/week presence as project is initiated, with weekly visits as internal fit up occurs and then extended 5-6 day/week presence prior to store or facility opening.

  • Responsible for communicating weekly project status reports to appropriate parties across the organization. Will directly work with various parties such as architects, engineers, consultants, code enforcement authorities, public service providers, etc.

  • Responsible for reporting unsafe work practices and environmental conditions. Responsible for orienting the contractor to and applying the L.L.Bean Contractor Safety Program at the work site. Will communicate infractions to appropriate internal and external authorities.

  • Responsible for the reconciliation and payment of invoices per L.L.Bean corporate practices.

  • Assume additional responsibilities as directed.

  • Excellent functional, process and/or technical skills related to the sixteen divisions of construction

  • Familiar with using project management software, such as Microsoft Project

  • Knowledge of AIA (American Institute of Architects) contract administration

  • Knowledge of L.L.Bean Contractor Safety Program requirements

  • Broad knowledge of project management and business skills

  • Strong communication skills with ability to communicate across wide range of audiences

  • Strong organizational and analytical skills

  • Strong people management skills

  • Understanding of group dynamics and proven ability to gain cooperation across multiple teams and disciplines

  • Ability to influence across wide range of audiences including the highest levels of management

  • Bias for action; driven to obtain issue resolution and project closure

  • Certification in Construction Project Management preferred

  • Must be able and available to travel extensively (both distance and length of stay); 40-100% of workweek depending on phase of project and project status
