Description of Work Unit

Housing & Dining Services

Housing & Dining Services ( HDS ) is the largest department on campus with 450 full-time staff and 1,700 hourly and student staff, and nearly 8,300 students live on campus. HDS is responsible for the management, finance, administration, and program development of all University housing facilities, including residence halls, university apartments, and Mountain Campus.

Housing & Dining Services Facilities

Housing & Dining Facilities is a work unit within Housing and Dining Services which provides care and stewardship for the 2.5+ million square feet of CSU’s living centers and dining facilities. We are a customer-first service organization, delivering a variety of services including skilled labor, environmental services, warehousing, movable assets, renovation and construction oversight, and all associated facilities management functions. This position is housed at the Mountain Campus (MC) and serves the University and surrounding communities as a site for student learning, research and conferences. The MC is located approximately 50 miles from Fort Collins at 9,000 ft. elevation, in a remote mountain valley adjacent to Rocky Mountain National Park. The season of operation is May to November. We employ 30-35 seasonal staff and serve 65,000+ meals each season to the nearly 6,500 students, faculty, staff and visitors to the campus. There is Wi-Fi, but no cell phone service, and pets are not allowed.

Position Summary

This position is a fully operational journeyman’s level maintenance position. The primary focus is to perform the repair and maintenance of multi-unit residential or light commercial facilities, including grounds work, under the direction of an area supervisor. The work involves a variety of tasks in the maintenance and upkeep of the equipment and systems associated with buildings. Work includes building, installing, repairing, renovating, demolishing, maintaining, finishing, and painting structures, structural parts, furnishings, locks, and associated building equipment. This position is also providing HVAC and mechanic skills to keep the MTC and its equipment functional.

Required Job Qualifications

  • Three years’ experience performing general building or grounds maintenance.

  • Must have a valid driver’s license or the ability to obtain a valid driver’s license by the position start date.

Preferred Job Qualifications

  • Working in a remote location, having to order materials, stock supplies and preplanning projects.

  • Running, and fixing heavy equipment including skid steers

  • Working with and fixing small engines, for example UTVs, side by sides, chain saws, and log splitters.

  • Electrical license, Plumbing license, EPA Universal Refrigerant Certification, or HVAC experience.

  • Wastewater Treatment Plant operator experience or certification.

  • General maintenance experience within a school district, commercial campus, residential multi-unit apartment complex, healthcare facility, assisted living facility, hotel, or other similar environment.

  • Demonstrated verbal and written communication skills.

  • Experience maintaining, repairing, and trouble-shooting facilities in remote setting.

  • Experience maintaining, repairing, and trouble-shooting electrical heating and forced air systems.

  • Ability to utilize computers and other electronic mobile devices to manage work orders and communicate with team, i.e. iPads and computers.

  • Ability to develop positive working relationships with customers, peers, supervisors, management, contractors, and partners.

Essential Duties

Job Duty CategoryRepair and Maintenance

Duty/Responsibility

  • Develop, implement, perform, and plan preventive maintenance programs. Including, prioritize future work necessary and prepare schedules for preventive maintenance using a variety of computer programs including, but not limited to maintenance work order inventory and ordering software, Excel, Work, etc.

  • Perform and document equipment-programing modifications, alarm programing modifications. Inspections, equipment meter readings, test results, and work completed.

  • Input data when new equipment is installed and delete information of obsolete equipment.

  • Service and maintain HVAC and refrigeration equipment including large/small HVAC supply and return air handling units, unit heaters, fan coil units, fluid handling pumps, air compressors, control air dehydration and filtering systems, forces air heating/cooling units, boilers, piping systems, other mechanical devices and related electronic interfaces. Propane heater repair and maintenance of gas lines. Maintenance and scheduling of large propane tank refueling.

  • Service and maintain commercial kitchen equipment including steamers, fryers, large dishwashing machines, coolers and heaters, stoves, large mixers, and ovens. Maintenance and repair of steam equipment in kitchen

  • Utilize, repair, and maintain, a variety of equipment, including Skid steer, Jetter, chain saws, table saw, compressor, generators, large pumps, and wood splitters.

  • Utilize, repair, and maintain, a variety of hand tools, power tools, electronic and mechanical measuring devices, and other specialized equipment in the performance of assigned tasks.

  • Perform basic electrical servicing including breaker replacement, outlet replacement, switch replacement, and ballast replacement.

  • Service and maintain satellite system, computer systems, electronic telephone system ( PBX ), and data line maintenance and repairs.

  • This position is required to access a variety of spaces not limited to: basements, tunnels, crawl spaces, attics, chases, and roofs using stairs, ladders, lifts, scaffolds and other means to service or inspect equipment.

  • Supervise and training of seasonal staff.

  • Oversee contractors by coordinating and assisting with the work of University approved subcontractors to provide oversite and mechanical related services when outsource contracting is necessary due to expertise, schedule conflicts or internal labor shortages.

  • Prepare basic one-line plans and specifications, assist with coordination of documented quotes, follows project through to completion.

  • Understanding and implementation of season start up and winterization of utilities systems at remote site.

  • Utilities system maintenance and repair for electrical, domestic water, and sanitary sewers outside buildings. Domestic water and sewer maintenance and repairs inside.

  • Building maintenance to include; Historical restoration. Window glass and screen repair and replacement. Frames, doors, and locks installation, repair, and replacement. Paint and stain application. Be able to perform carpentry tasks, like building and repairing steps and decks. Furniture repair. Flooring installation and maintenance including carpet, VCT , LVT and wood. Roofing knowledge in repair and maintenance. Replacement of batteries on campus wide fire alarm systems. Fire systems repair and replacement. Window coverings installation and repair

  • Outdoor maintenance to include; Concrete work structural and flat work. Earth work and road maintenance with heavy equipment. Basic pest control. Perform snow removal with hand tools as well as heavy equipment. Chain saw use, maintenance, and repair. Wood splitting and equipment repair. Knowledge of trail maintenance techniques. Knowledge of fire mitigation practices. Design, build, and install signage. Rope course maintenance. Ability to work in adverse climate and conditions. Remote site work and logistics.   • Develop awareness/enforcement of student/guest behavior expectations, identifying “red flags” such as alcohol, drugs, fire alarms, unhealthy living conditions, etc. Remind the residents of personal safety (locking doors and windows, un-propping EXIT doors, etc.)
