About the role
The purpose of this position is to lead a team of Project Manager professionals responsible for individual, multi-disciplined real estate project solutions for clients, with direct accountability for project delivery. Ideally we are seeking candidates with excellent team and client leadership skills.
What you’ll do
Oversee the management and construction of projects within region to ensure timelines, specifications, quality and costs are achieved within approved parameters.
Ensure direct, indirect, outsourced service providers and vendors provide consistent, high-quality services.
Ensure team compliance with corporate and local standards and procedures related to design approval (construction, safety, fire and premises occupation requirements, including permits).
Collaborate with Client AD&E and Program Leads to facilitate programmatic deliverables and budgets (charters) for review and approval.
Collaborate with CBRE and Client leadership to ensure implementation strategy and overall branch construction completion.
Demonstrate fluency with Client Design Guidelines as applied to project implementation.
Act as first point of escalation for all project related issues and opportunities requiring timely resolution.
Work with governance and control organization to ensure governing standards are met.
Handle the performance of external consultants and vendors in a collaborative and cooperative manner.
Ensure Project Managers establish direct communications with all CBRE and Client Vendors to maintain timely and accurate project implementation.
Lead all vital vendor training as needed based on the programmatic variations ensuring vendors have updated guidelines/client direction
Focus and document continuous improvement of program innovation, cost, process and time savings.
Develop specific client requirements and establish clear and verifiable expectations.
Ensure a consistent standard and approach to delivery and design across the regions.
Seek and implement time saving and process refining tasks to ensure comprehension and compliance.
Ensure project team adherence to the client issued Playbook, Design Guidelines and all other written policies
Ensure project team compliance with all CBRE and Client Health and Safety policies
Ensure all required documentation is memorialized timely by the project team via PM Web, MS Teams or other tools.
Provide assistance and guidance for scoping and evaluation of prospective work as part of due diligence exercises.
Schedule and lead project meetings as required, including preparation of agendas and meeting minutes.
Create and distribute project status/project progress reports to team and management as required.
Supervise baseline vs. actual schedules and costs against the project Charter (budgets). Ensure transparency/disclosure of opportunities. Report significant variances and develop corrective action plan
Manage and be responsible for the timely delivery of case studies and other leadership requested deliverables. Assist Project Managers to produce accurate reports for distribution
Display a high level of participation on larger account peer-based leadership meetings and events
Implement performance evaluation process and give regular timely feedback to staff
Coach and develop talent as required
Develop and manage a succession plan
Conduct all required People tasks, meetings and deliverables for all Direct Reports including Assigning and reassigning Projects, Workload Management, Performance Evaluations, Goal Setting, Performance Improvement Plans, Expense Reports, etc.
Actively and constantly drive process improvements both individually and collectively with peers and the leadership team
Foster collaboration between other teams especially regarding trends that contain risk
Risk / Failure Management – Create and promote awareness regarding failure including but not limited to:
Open door policy as a leader – Encourage reporting mistakes and failure immediately
Investigate - Understand the sequence of events that lead to the failure
Assistance – Offer support while enforcing policy in accordance with RISE values
Urgency - Manage the speed of communication regarding the failure
Manage partner concerns – Manage and be responsible for proper notification to all partners
Solutions – Offer and take ownership of solutions during all phases of the items listed above
Follow up – Set expectations for timely and complete follow up to collaborators involved
Lessons learned follow up – use the failure as a lesson learned subject to the collective team and peers timely, especially when the failure appears to be a trend
Ability to comprehend, analyze, and interpret the most sophisticated business documents. Ability to respond effectively to the most sensitive issues. Ability to write reports, manuals, speeches and articles using distinctive style. Ability to make effective and persuasive presentations on sophisticated topics to employees, clients, top management and/or public groups. Ability to influence and negotiate effectively with key employees, top management, and client groups to take desired action. Additional responsibilities include:
Communicate timely and effectively with staff and management on project status, issues, risks, goals and objectives. Items included:
All written and verbal communication (including emails, power point, Word, 1:1 conversations, internal or external calls, and in-person meetings) will be prompt, professional, clearly stated, courteous, and at all times adhering to CBRE’s values
Understand the cadence of workflow by program and prepare the collective team for next steps well in advance of actual construction start
Use established tools and resources to clearly communicate program / project details
Actively collaborate with peers and other collaborators as required
Ability to solve sophisticated problems and deal with a variety of options in sophisticated situations. Requires expert level analytical and quantitative skills with proven experience in developing strategic solutions for a growing matrix-based multi-industry sales environment. Draws upon the analysis of others and makes recommendations that have a direct impact on the company.
Requires in-depth knowledge of financial terms and principles. Ability to calculate sophisticated figures. Ability to forecast and prepare budgets. Conducts financial/business analysis including the preparation of reports
Vet all Supplemental Budget requests for accuracy and confirm that all options are explored before requesting additional funds
Engage in collaborative efforts with all relevant parties, including customers, partners, and team members, to design and implement a comprehensive project strategy using approved funding. Project execution typically include scoping, value engineering, bidding, execution schedule, cost, quality, roles and responsibilities, communication, risk and issue management
Analyze bids and interview bidders to evaluate qualifications in collaboration with Sourcing.
Work with Sourcing to identify additional Diverse Vendors for qualification and use.
Collaborate with Business Operations and Sourcing Team to create Requests for Proposals for outside construction and various other outsourced vendor service.

Bachelor's degree (BA/BS/BEng/BArch) from College or University in a technical area of study. Minimum six years of related experience and/or training. Prior experience in a supervisory position (direct report responsibilities) required if specific duties include direct report responsibilities.
PMP (US and/or Canada) and LEED AP preferred.

CBRE carefully considers multiple factors to determine compensation, including a candidate’s education, training, and experience. The minimum salary for the Senior Project Manager position is $115,000 annually and the maximum salary for the Senior Project Manager position is $125,000 annually. The compensation that is offered to a successful candidate will depend on the candidate’s skills, qualifications, and experience. Successful candidates will also be eligible for a discretionary bonus based on CBRE’s applicable benefit program. This role will provide the following benefits: 401(K), Dental insurance, Health insurance, Life insurance, and Vision insurance.
