Pre-Construction Manager
Atkinson Construction is currently seeking highly talented Pre-Construction Managers. Pre-Construction Managers are integral members of our alternative delivery pre-construction teams across the country. As a Pre-Construction Manager, you will provide critical guidance to clients, stakeholders, partnered design firms, and estimators on one or more of our projects—utilizing internal resources, creativity, professional relationships, and proven processes to manage complex workflows. You will help manage the procurement process for alternative delivery projects, taking the lead on estimates and taking part in proposal creation and review. You will take part in selecting and mentoring pre-construction staff and ensuring that the entire team works together efficiently to complete procurements and pre-construction efforts. You will negotiate contracts with clients, subcontractors, and design partners, and will be responsible for contract requirements in pre-construction phase work. You will coordinate with estimators and project managers to ensure project pre-construction goals are met.
Key responsibilities include (but are not limited to):
Actively leading an integrated pre-construction team, including regular interfaces with clients, designers, trade partners and other key stakeholders
Leading stakeholder decision meetings, progress meetings, and pre-construction conferences
Shaping design deliverables and workflow during the design process, including critical decisions regarding design packaging to support permitting and construction schedules
Organizing and leading the design constructability review process to ensure collection and resolution of all comments
Managing design issue resolution in real-time
Leading collaboration internally and externally with technical teams, clients, project managers, cost managers, and purchasing agents
Participating in development of RFP and RFQ responses including providing strategic insights to pursuit strategy
Maintain high standards of professionalism and ethical behavior when representing the Company.
Analyze drawings, specifications, proposals, and other documentation to prepare conceptual estimates for projects prior to design completion.
Perform risk, contract development, and contract management responsibilities as required in pre-construction efforts.
Assist in front end teaming and acquisition strategy decisions.
Assist in developing a strategy to achieve minority participation requirements.
Qualifications:
Bachelor’s or graduate degree in a related field (e.g. Business, Real Estate, Architecture, Construction, Engineering, Economics, etc.)
8+ years relevant work experience managing pursuits, project development, and/or design to achieve pro-forma goals--cost, schedule, and program
Experience managing staff and outside stakeholders
Working knowledge of Primavera P6, HCSS HeavyBid or similar estimating software, and BlueBeam strongly preferred
Must have strong interest in Alternative Delivery Projects (Design-Build, CMGC, CMAR, PPP, PDB, Etc.)
Demonstrate the ability to either lead or be a part of a team for multiple projects and pursuits at any given time.
Skills & Abilities:
Strong knowledge of design, construction, contracts, contract management, and/or cost management principles and practices
Clear understanding of integrated design and construction schedules
Appreciation and understanding of engineering firms’ business model, design principles, and process
Ability to lead a collaborative design process with various stakeholders
Strong leadership, communication, and relationship-management skills
Ability to train, manage, and influence direct reports
Ability to motivate and collaborate with peers working at other firms and agencies
Ability to work with and present to executive leadership
Ability to participate in and lead pursuit efforts for alternative delivery projects
Self-motivated, organized team player with ability to manage work priorities in a fast-paced environment
Ability to develop and maintain a collaborative, creative work environment and influence others
Must be familiar with conceptual, detailed, and self-perform estimating.
Atkinson offers a total compensation package that includes base salary, bonus potential, and a comprehensive benefit package that includes health benefits (medical and dental plans), paid time off (vacation, sick and holiday), financial benefits (retirement plan with both match and annual company contribution, life insurance, short and long term disability, and commuter benefits). Additional benefits include fitness reimbursement, healthcare and dependent care pre-tax spending plans, tuition reimbursement, back-up daycare and family support benefits, EAP, work life assistance and a holiday contribution program. Base salaries will be determined by factors such as geographic location, education, skills, experience, and market considerations. For this role the base salary range is $120,000 to $228,000 .
