Description
Under the general direction, and limited supervision, of the Facilities Maintenance Supervisor, the Facilities Maintenance Technician performs highly technical and diverse maintenance duties in the following fields: heating, ventilation and air conditioning (HVAC), refrigeration, electrical, appliances, plumbing, door/gate security systems and building trades. Duties may include, but are not limited to, maintaining and repairing existing systems, replacing components as necessary; installing, configuring and maintaining of internal and/or peripheral devices; installing new equipment; conducting inspections; and performing maintenance and repairs in accordance with state codes, regulations, and safety procedures.
Facility Maintenance Technician I
This is the entry level semiskilled service/maintenance classification for the Facility Maintenance series. Under general supervision, employees may work independently on routine recurring assignments or may assist skilled journeymen technicians in performing more complex tasks. Difficult or skilled work may be performed under the direct supervision of a skilled maintenance technician and work is frequently reviewed by a superior.
Facility Maintenance Technician II
This is the skilled service/maintenance classification for the Facility Maintenance series. This classification is distinguished from the Facilities Maintenance Technician I in that the Facility Technician II performs more complex skilled maintenance and repair technical duties requiring a higher level of a skills and knowledge; Technicians at this level have gained or attainedfull proficiency in a specific area of discipline and work under moderate supervision.
The Facility Technician II performs all duties of the Facility Technician I in addition to performing skilled maintenance and repairs in one or more complex mechanical equipment trade areas such as: electrical, HVAC, plumbing, refrigeration, and/or locksmithing.
Principal Duties
Facility Maintenance Technician I
Perform a wide variety of semiskilled and skilled trade activities in support of facility maintenance, ensuring City buildings are in proper working condition, to include inspecting, repairing and maintaining existing and/or new facilities, systems, fixtures, and equipment; installing lock cores and changing locksets; performing minor plumbing, replacing and rewiring outlets and switches; and/or performing a variety of related activities.
Perform preventative maintenance on heating, ventilation, and air conditioning (HVAC) systems such as replacing evaporative cooler pads, belts, pumps, air filters, etc. May assist skilled technicians with more skilled HVAC maintenance activities.
Monitor and maintain inventory of crucial parts and equipment for emergency repairs, maintaining compliance with city and national codes.
Modify existing equipment and install new equipment from blueprints and/or manufacturers specifications.
Enter and complete electronic work orders with work management system.
Perform other duties as assigned.
Facility Maintenance Technician II
Perform a wide variety of skilled tasks to include but not limited to maintaining, troubleshooting and performing repairs on facilities mechanical components and electrical systems in accordance with standard operating procedures, internal requirements, manufacture's specifications and safety policies.
Perform a variety of skilled tasks in installing, maintaining, and repairing HVAC, plumbing, mechanical equipment, and electrical systems, equipment, and fixtures.
Install, diagnose, maintain, troubleshoot, operate, calibrate and repair existing energized devices, with voltage between 24 and 480 volts, and install new components according to the National Electric Reliability Code.
Document and maintain records in adherence to Federal Regulations.
Perform skilled duties such as pipe threading and soldering of water/gas piping and soldering of freon gas piping.
Perform other duties as assigned, to include, assisting with training Facilities Technician I as assigned, and/or acting as lead worker on various projects as requested.
Qualifications
Facility Maintenance Technician I
Required:
High school diploma or GED equivalent
Valid Texas Driver's License
Available for on-call duty
Must live within sixty (60) minutes response radius from place of work
Possess knowledge in construction methods and building materials
Excellent verbal and interpersonal skills
Possess EPA Universal Freon Certification, or ability to obtain within 6 months from hire date
Construction experience in the structural framing and layout of walls and ceilings, cabinetry, gypsum rock repair, installation and interior/exterior painting
Ability to perform strenuous physical tasks, including lifting up to 50lbs. on regular basis and / in adverse weather
Preferred:
- Experience in Microsoft office
Facility Maintenance Technician II
Required:
Candidates must meet all requirements of the Facility Technician I and at least (1) one requirement from each of the following (2) two categories:
Category 1:
Three (3) to four (4) years apprentice-level experience in one or more of the mechanical equipment trades (Electrical, HVAC, Plumbing, Locksmith) related to the area of assignment;OR
Successful completion of formal trade school (must provide proof of completion) in area of trade relevant to facility maintenance; OR
State-issued certification or license (must provide proof) in area of trade relevant to facility maintenance.
Must possess and maintain an advance level of expertise in at least (1) one of the aforementioned areas of discipline and, one from the following category:
Category 2:
Class B Commercial Driver's License; OR
Certified Fire Alarm Technician;OR
SPCB or TDA Pesticide Applicators License
