GENERAL STATEMENT OF JOB

This is the sixth of the seventh levels in the Facility Maintenance series. Incumbents supervise the daily maintenance and repairs of assigned facilities. Responsibilities may include prioritizing and scheduling maintenance and repair activities; monitoring the work of maintenance crews; maintaining records of work performed; preparing reports; supervising lower-level facility maintenance staff; and performing the duties of the lower levels.

Example of Duties

SPECIFIC DUTIES AND RESPONSIBILITIES

Essential Functions:

  • Supervises staff to include prioritizing and assigning work; conducting performance evaluations; ensuring staff are trained; ensuring that employees follow policies and procedures; maintaining a healthy and safe working environment; and making hiring, termination, and disciplinary recommendations.

  • Supervises the day-to-day operations in assigned area of responsibility, which includes planning and coordinating projects and processes; developing and coordinating work plans; maintenance and repair activities; inspecting in-progress and completed work to ensure conformance with established standards; and monitoring compliance with applicable Federal, State, and Local laws, regulations, codes, and/or standards.

  • Reviews facility plans for construction, maintenance, and operation of new and renovated facilities; inspects and approves projects; determines appropriateness of equipment and materials.

  • Performs the duties of the lower levels trades activities and/or maintenance jobs, which includes repairs, preventative maintenance, etc. in area of assignment.

  • Manages the purchase of maintenance-related tools, materials, supplies, employee PPE and related items necessary to maintain and repair all facilities.

  • Reviews and coordinates project budgets; forecasts staffing equipment, and material expenses for budget planning; recommends projects for consideration in the budget.

  • Responds to various inquiries, requests, and complaints from the public, city staff, and/or related parties.

  • Prepares and reviews information, logs, invoices, operational records, and reports.

  • Performs other duties of a similar nature or level.

  • Performs other related work as required.

Typical Qualifications

MINIMUM EDUCATION AND TRAINING

Education and Experience

  • High School Diploma or ged equivalent and one year of specialized or technical training in one or more trades.

  • Four (4) years of facility maintenance experience.

  • An equivalent combination of education and experience sufficient to perform the job's essential duties.

License and Certifications

  • A valid drivers license.

  • Certification in one or more trades.

Physical Requirements

:

The work is heavy work which requires exerting up to 100 pounds of force occasionally, and/or up to 50 pounds of force frequently, and/or up to 20 pounds of force constantly to move objects. Additionally, the following physical abilities are required:

Balancing: Maintaining body equilibrium to prevent falling while walking, standing, or crouching on narrow, slippery, or erratically moving surfaces. The amount of balancing exceeds that needed for ordinary locomotion and maintenance of body equilibrium.

Climbing: Ascending or descending ladders, stairs, scaffolding, ramps, poles, and the like, using feet and legs and/or hands and arms. Body agility is emphasized.

Crawling: Moving about on hands, knees, hands, and feet.

Crouching: Bending the body downward and forward by bending leg and spine.

Feeling: Perceiving attributes of objects, such as size, shape, temperature, or texture by touching with skin, particularly that of fingertips.

Fingering: Picking, pinching, typing, or otherwise working, primarily with fingers rather than with the whole hand as in handling.

Grasping: Applying pressure to an object with the fingers and palm.

Handling: Picking, holding, or otherwise working, primarily with the whole hand.

Hearing: Perceiving the nature of sounds at normal speaking levels with or without correction. Ability to receive detailed information through oral communication, and to make the discrimination sound.

Kneeling: Bending legs at knee to come to a rest on knee or knees.

Lifting: Raising objects from a lower to a higher position or moving objects horizontally from position-to-position. It occurs to a considerable degree and requires substantial use of upper extremities and back muscles.
