Hotel Rehabs Construction Estimator in Chicago, Illinois

    The Role:

    The Estimator takes ownership of all aspects of the business development, estimating, and buyout process.  It’s their job to ensure all details are properly uncovered during the estimating phase to ensure a profitable project while maintaining a competitive bid for the client.  During pre-construction, they own the transition process to the main Project Manager assigned to the project, to ensure a seamless transition before kick-off.  This includes assisting with buyouts, take-offs, RFI’s, submittals, and pre-kick-off activities.  The team member will be able to thrive in high-pressure environments while utilizing the utmost level of problem-solving.

    Manage Client and Sales Process

  • Compile initial budgets and rough order of magnitudes (ROM) for clients

  • Compile hard/competitive bid estimates for clients

  • Contribute to FF&E budgets, obtaining quotes and take-offs from the internal purchasing team 

  • Contribute to the estimating pipeline for all projects including the bid calendar

  • Take part in regular meetings with new and existing clients

  • Active involvement in owner contracts, scope of works, and project schedules

    Coordinate with Team

  • Be an integral team member of the Estimating and Pre-Construction team

  • Compile vendor and sub-contractor estimates, proposals, and leveling forms

  • Meticulously ensure all scope is clarified, included, and properly outlined 

  • Ensure all take offs are properly performed

  • Source sub-contractors and maintain ongoing relationships

  • Manage, submit, and follow up on RFI’s and submittals

  • Review plan set and PIP documents in detail

    Project Finances

  • Ensure proposals meet target gross margin (GM)

  • Maintain GM throughout the buyout phase, reporting any variances

    Brand Design Schemes and Hotel Brand Standards

  • Maintain brand design scheme knowledge, provide insight to the team, and properly implement changes into our client budgeting

  • Ensure all scopes are being estimated and outlined to hotel brand standards, always staying informed of changes

  • Be cognizant of ADA compliance with Architecture & Design team, consultant, and throughout estimating and pre-construction

    Manage Information

  • Perform on-site and digital take-offs

  • Contribute and share project contact list

    Client Development and Retention

  • Maintain on-going client relationships through regular contact on projects you are actively bidding.

  • Attend pre-bid and kick-off site and client meetings

    Educational Requirements:

  • Bachelor’s degree in AEC program, finance, business management, project management or similar program disciplines with demonstrated analytical and business focus.

  • 2-3 years of working in an estimating capacity in a fast-paced, deadline-driven environment.

  • General Contractor or Subcontractor experience is highly preferred.

  • Previous experience in hotel construction and/or tenant improvement estimating preferred. 

    Requirements:

  • Ability to learn Estimating & Project Management Software

  • Basic skills in Microsoft 365 suite

  • Excellent verbal and written communication skills

  • Ability to make intelligent and quick decisions and work well under pressure; especially when faced with unexpected occurrences or delays.

  • Ability to effectively analyze and solve problems.

  • Ability to work at a computer for 40+ hours per week

  • Ability to travel up to 25% in the role
