ABM Industries Facility Technician in Cary, North Carolina

ABM, a leading provider of integrated facility solutions, is looking for a Facilities Maintenance Technician.

The Facilities Maintenance Technician will complete assigned preventive maintenance and reactive maintenance repairs requiring conveyor, mechanical, plumbing, electrical, instrumentation, HVAC and other equipment, systems or structures. Ensures repairs and maintenance to all equipment and facilities. Responds to spills and other emergency situations, performing tasks necessary. Assists in emergencies as needed.

Essential Functions

  • Completes assigned preventive maintenance and reactive maintenance repairs requiring mechanical, plumbing, electrical, instrumentation, HVAC and other equipment, systems or structures

  • Provides technical HVAC and BAS assistance in identifying, evaluating, and developing systems, programs and procedures.

  • Co-monitoring to operation of the BAS and HVAC systems, to include alarm management, performance, programming, building occupancy schedules, temperature set points, lighting controls schedules, submeters, histories, trends and other systems.

  • Aid the onsite building operations team in daily troubleshooting and repairs of the HVAC systems, focusing on the BAS controls, system components, networks and devices.

  • Knowledge of DDC controls as they apply to the HVAC industry.

  • Complete self-assessed work orders in a timely manner

  • Consults with onsite management and personnel to identify and document service delivery needs and objectives, current operational procedures, problems, input and output requirements, data scope, usage, formatting, and security requirements.

  • Ensures repairs and maintenance to all equipment and facilities

  • Responds to spills and other emergency situations, performing tasks necessary

  • Assists in emergencies as needed

Qualifications:

  • Must be 18 years of age or older.

  • Electronics or equivalent job experience in the controls industry.

  • Computer networking knowledge and skills.

  • Skilled in Microsoft Office, Word, Excel, Power Point, etc.

Preferred Qualifications:

  • 5+ years of similar work experience

  • 2+ years of experience with Trane, Tridium, Niagara, Distec, Johnson Controls Metasys, rover and Honeywell Building Automation System components and integration.

  • CMMS experience

  • EPA Universal
