Property Maintenance Lead\ Caribou, ME FT/Days Temp-to-Hire Opportunity\ \ Job Description:\ \ Immediate opening for a Property Maintenance Lead with a locally owned business in Caribou. Great opportunity for an individual with strong communication skills and an extensive background in carpentry and/or residential construction. FT/Days; 8:00 AM 5:00 PM, Monday Friday with on-call availability required. \$25.00 - \$30.00/hr. depending on experience.\ \ The Property Maintenance Lead will perform property inspections, train and organize maintenance workers, and oversee routine upkeep and repairs to ensure that projects are properly completed in a timely manner. Employee must have extensive background in carpentry, remodeling, and/or building construction. Working knowledge of residential plumbing, heating, and electrical systems required. Previous management/leadership experience is highly valued.\ \ Responsibilities:\
- Inspect facilities and determine which areas require additional upkeep and/or repairs.
- Recruit, train, and supervise maintenance staff.
- Develop a preventive maintenance plan and ensure that it is being carried out effectively.
- Maintain equipment inventories and ensure that staff have access to all necessary equipment and supplies.
- Prepare weekly maintenance schedules and delegate tasks in a fair and consistent manner.
- Actively participate in projects and day-to-day maintenance work. Fill in for staffing shortages as needed.
- Supervise maintenance staff to ensure that tasks are completed in a safe, effective, and timely manner.
- Address potential safety concerns and communicate the needs and challenges of maintenance staff to upper management.
- Keep accurate and organized records of repairs and maintenance.
- Assist during property inspections and prioritize workloads to meet all required health and safety regulations.
- Provide assistance to outside vendors and contractors.
- Contribute feedback for budget plans and recommend appropriate, cost-effective solutions.
\ Job Requirements:\
- High school diploma or equivalent education.
- At least five years of professional experience in carpentry, building renovation, and/or residential construction.
- At least three years of management and/or leadership experience.
- Working knowledge of residential plumbing, heating, and electrical systems.
- Excellent interpersonal skills; must be able to act as a liaison between the maintenance crew and management.
