Purpose of the Job

  • To be responsible for the service delivery of the LWDC maintenance team’s day to day PPM tasks, reactive and sub contractor maintenance.

  • To mould a successful team who are committed to achieving the clients and company objectives.

  • Provision of all around engineering support maintaining the building at LRH and associated Tenants.

  • Have a detailed understanding of all new current building services systems and contingency procedures within the buildings and comply with health and safety/Building code of practice.

  • It is the shift Leader’s role to act as coordinating point for the day-to-day activities on site between the team, specialist service partners and Project works, including completion of the necessary permit to work, CWA and risk assessments, insuring that conduct of all personnel under his/her control is safe, professional and conscientious.

  • Responsible for ensuring that all activities within the buildings are known and they are being carried out with due regards to health and safety maintaining 100% uptime criteria.

  • Maintain excellent standard of response to plant failures, completion of assigned works and ensure any abnormal operating conditions and housekeeping issues are dealt with proficiently.

KEY ACCOUNTABILITIES

  • Day to Day supervision of Building Management System for LWDC.

  • Supervise and manage day to day staff requirements, maintaining minimal staff operating levels.

  • Undertake, allocate and maintain day to day PPM records.

  • Undertake general housekeeping duties.

  • To instill best working practices.

  • To supervise/maintain energy saving efficiencies.

  • Undertake compliance to all H & S policies in all areas within LWDC this is to include and not be limited to Toolbox Talks, Observation reports, Logbook compliance.

  • To oversee the professional developments of all his/her direct reports.

  • To review the professional development of all his/her staff.

  • To develop all employees, ensuring their motivation and commitment to the client, contract and company.

  • Assist Contract Manager to carry out appraisals on all direct reports.

  • Undertake a proactive approach to resolve all day-to-day problems within the LWDC contract.

  • To implement company disciplinary procedures if required.

  • Administer and monitor a permit to work system for all staff and all sub contractors.

  • To review and fully understand all emergency procedures.

  • Undertake and maintain all consumable stock levels.

  • Attend and manage any critical or major plant failures.

  • To have AP electrical high voltage authorization (CBRE training provided and site appointment by SAP / AE).

  • To Cover a minimum of 22 shifts per annum (12hr shift)

DIMENSIONS

  • Interface with clients / tenants at all levels.

  • Integrate fully with the Contract Leader to ensure delivery of services and all delivered within current SLA & KPIs.

  • Understand and demonstrate the CBRE RISE values.

PERSONAL EXPERIENCE/QUALIFICATIONS/SKILLS

  • Ideally candidates will have as minimum ONC/BTEC or equivalent qualification in Electrical / Mechanical Engineering and/or appropriate job related and building services experience.

  • Applicants are expected to have Data Centre experience, preferably some of which will have been in a relevant leadership role and have good customer and leadership skills.

  • It is essential applicants are self-starters and promote a “Can do” customer attitude at all times.

Contract Specific for LWDC Duties

  • Supervise, Participate and Coordinate the engineers, ensuring the team undertake PPM and reactive works in accordance with the agreed time scales, providing technical support and training for the engineers.

  • Allocate / monitor PPM tasks to shift team.

  • Operate all systems within the building in a competent, effective and efficient manner (Including HV operations)- Adhere to all Guidelines / CERM processes.

  • Controlling all activities being undertaken within the building, liaising with site team to be aware of scheduled specialist service provider visits-Prepare and have approved standard operating procedure PTW/CWA in advance

  • Ensure specialist service provider work sheets are signed off and that quality of work is inspected, and recommendations are escalated to the site team.

  • Ensure any parts which are required are clearly and accurately stated and any difficulties encountered are reported to the contract administrator.

  • Plant area, Work shop, stores, Changing/rest areas are kept are kept to the highest level of house keeping

  • Ensure all the following records are keeping functions are completed on daily basis

  • PPM Allocation and completion

  • CERM processes

  • Holiday and sickness

  • Issuing of work permits when required

Operation and trouble shooting for the following:

  • Building Management systems (BMS).

  • Site Control systems

  • HVAC systems including Chillers / CRACs

  • AHU’S Variable speed.

  • Generators and controls

  • AC,DC single phase and three phase motors

  • UPS Systems and associated control systems

  • Emergency lighting.

  • Operation of HV Systems (training and familiarization with this system will be made available)

  • To liaise with the site team and be aware of the scheduled specialist service providers visits and have approved standard operating procedures and has risk assessments ,method statements and work permits in advance

  • Ensure that service providers work sheets are signed off, quality of works are inspected and any recommendations are escalated

  • Responsible for critical equipment shown in Appendix A.

  • Responsible for escalation of all incidents ensuring the approved escalation procedure is adhered to.

Skills

  • Approved Qualification

  • Demonstrate good understanding and be technically competent in all building services, in particularly UPS, Generators, static switches, water treatment, refrigerant and air conditioning

  • Strong communication skills and the ability to deal with all level of staff or difficult situations

Knowledge

  • 18th Edition IEE; Wiring & Installation

  • Must posses an intermediate level of MS word and Excel to produce CWA’s and ad-hoc reports/documents.
