Integra is seeking an experienced and skilledLead Maintenance Technicianto oversee maintenance operations for an apartment community. The successful candidate will be responsible for leading a team of maintenance technicians, coordinating maintenance tasks, and ensuring the timely completion of work orders.

Responsibilities:

  • Team Leadership:Lead and supervise a team of maintenance technicians, providing guidance, training, and support as needed.
  • Maintenance Coordination:Coordinate maintenance activities, including scheduling and assigning work orders to the maintenance team.
  • Repair and Maintenance:Perform skilled maintenance tasks such as plumbing, electrical, HVAC, carpentry, and appliance repairs.
  • Preventive Maintenance:Develop and implement preventive maintenance programs to ensure the ongoing functionality of equipment and systems.
  • Troubleshooting:Diagnose and troubleshoot maintenance issues, identifying root causes and implementing effective solutions.
  • Vendor Management:Coordinate with external vendors and contractors for specialized repairs or maintenance services as needed.
  • Safety Compliance:Ensure compliance with safety protocols and regulations while performing maintenance tasks to minimize risks and maintain a safe environment.
  • Inventory Management:Manage inventory of maintenance supplies and equipment, ensuring adequate stock levels for efficient operations.
  • Documentation:Maintain accurate records of maintenance activities, work orders, and equipment servicing for documentation and reporting purposes.
  • Resident Communication:Provide clear communication with residents regarding maintenance issues, scheduled repairs, and service updates.

Requirements:

  • High school diploma or equivalent required; technical certification in maintenance or related field preferred.
  • Minimum of 5 years of experience in maintenance, with 2 years or more in a leadership or supervisory role.
  • Strong knowledge and experience in plumbing, electrical, HVAC, carpentry, and appliance repair.
  • Leadership abilities with the ability to motivate and manage a team.
  • Excellent problem-solving skills with the ability to diagnose and resolve maintenance issues efficiently.
  • Detail-oriented with a focus on quality and compliance with maintenance standards.
  • Strong communication and interpersonal skills, with the ability to interact professionally with residents and team members.
  • Proficiency in Microsoft Office Suite and ability to learn property management software.
  • Physical stamina and ability to perform manual labor and lift heavy objects.
  • Flexibility to work a flexible schedule, including weekends and evenings as needed to address maintenance emergencies.
  • Must have own basic hand tools to perform duties.
