BlueHalo is offering an exciting opportunity to join our team as the Director of Facility Management for the East Region. This person will oversee all aspects of facility management and operations including workplace programs for a growing portfolio. BlueHalo’s East Region consists of approximately 285K SF of office, warehouse, and fabrication/assembly space across 20 locations. The duties and responsibilities associated with this job require this person to be based in the Washington, DC/Maryland/Northern Virginia area and will report directly to the Vice President of Facility Operations based in Arlington, VA.

Primary duties and responsibilities:

  • Oversee the day-to-day operations for all East Region facilities, employing a variety of tools and resources including internal staffing and external service providers such as property management firms, janitorial contractors, building maintenance teams, etc.

  • Develop a high-impact team that continually seeks better processes, improved technology, and increased efficiencies across the portfolio. Deliver intuitive, scalable processes and procedures that improve the workplace experience for all employees.

  • Must have experience with ground-up budget development and tracking capabilities related to multi-million dollar annual operating and capital programs/projects.

  • Negotiate and manage Master Service Agreements (MSA’s) to include janitorial services, vending, HVAC preventive maintenance programs and other service programs integral to the safe, reliable operation of the workplace. These annual contracts must be administered effectively and require strong relationship skills and oversight of third-party service providers.

  • Manage all capital renovation projects and tenant improvement efforts within the East Region. These tasks may include preliminary programming, budget estimating, project scheduling, competitive bidding and negotiation, selection, and award of contracts, generating purchase orders and general ownership of a project.

  • Engage and manage architects, general contractors, property management and other professional service organizations to complete interior renovation projects of varying scope and scale.

  • Build a program to monitor office space utilization that combines meaningful metrics and focused analytics that will influence outcomes and improve portfolio efficiency.

  • Work closely with our EHS team to develop and implement policies and procedures that ensure safe working conditions in a variety of workspaces.

  • Develop foundational programs and provide vision, policies, and goals to drive our organization towards a data-driven critical support role.

You’re required to have this

  • Bachelor’s degree and/or a minimum of 10 – 15 years’ experience in corporate real estate, facility management, operations, and maintenance.

  • Exceptional communication and organizational skills with a broad knowledge of business functions and project management experience. You must understand technical aspects of the facilities you oversee and ensure the safe, efficient, and reliable operation of facilities.

  • Must be proficient with basic computer skills and possess broad knowledge and capabilities working with Microsoft Outlook, Word, Excel, and PowerPoint. Familiarity with other programs such as Tableau would be ideal.

  • Excellent verbal and written communication skills are essential in this role, along with an ability to communicate to senior leadership confidently and succinctly on evaluations, recommendations, and outcomes.

  • Must have an ability to multi-task and effectively organize responsibilities to achieve account goals and objectives.

  • The successful candidate must be a US Citizen, able to pass a background check and eligible to obtain a clearance.

    Preferred

  • Experience and familiarity with designing, building, and operating secure spaces of all types (Closed Areas, SAP-F, SCIF, etc.).

  • Completion of professional certifications and continuing education programs such as PMP, MCR, CFM, etc. is desired.

  • Active participation and professional development in corporate real estate and facility management organizations such as CoreNet Global, International Facility Management Association (IFMA), Industrial Asset Management Council (IAMC) or similar professional associations.
