About the Role:

As a CBRE Engineering Ops Director, you will manage the team responsible for managing the performance of MEP (mechanical, electrical, and plumbing systems) and maintaining continuity throughout to provide overall quality control for all properties.

This job is part of the Engineering and Technical Services job function. They are responsible for providing support, preventive maintenance, and repairs on equipment and systems.

What You’ll Do:

· Reports directly to account Alliance Director with day-to-day interaction with Head of Regional Engineering for client

· Oversight of engineering infrastructure with 24 properties for Americas Region

· In conjunction with Regional Procurement ensure all maintenance contracts are in place and scoped as per manufacturers requirements. Approve hiring contractors and subcontractors based on facility need. Implement bidding procedures as required for contract maintenance activities.

· Attend/host periodic governance meetings to monitor and review contractor performance

· Direct the daily operation of facility controls and asset management systems.

· Approve annual operating budgets.

· Provide formal supervision to employees. Monitor the training and development of staff. Conduct performance evaluations and coaching. Oversee the recruiting and hiring of new employees.

· Coordinate and manage the team's daily activities. Establish work schedules, assign tasks, and cross-train staff. Set and track staff and department deadlines. Mentor and coach as needed.

· Apply a robust knowledge of multiple disciplines, the business, and key drivers which impact departmental and cross-functional performance

· Lead by example and model behaviors that are consistent with CBRE RISE values. Persuade managers and other colleagues to take action while being guided by the organization's functional business plans. Negotiate with external partners, vendors, and customers of divergent interests to reach a common goal.

· Identify and solve multi-dimensional, complex, operational and organizational problems leveraging the appropriate resources within or outside the department.

· Significantly improves and changes existing methods, processes and standards within job discipline. Ability to read, interpret and provide constructive feedback on construction drawings, MEP, FP, and Architectural.

· Attend construction meetings, provide quality input on feasibility at it relates to shutdowns or operational impact

· Collaborate with project team on proper close out documentation, training and onboarding new vendors.

· Collaborate with teams such as IT, Security, Workplace Experience, Facilities and Procurement, internal and external.

· Engage procurement early on in projects to allow enough time to strategize for preventative management agreements.

· Able to challenge design engineers, MEP, FP and Structural and other service providers.

· Deep knowledge of building systems including AHU, VAV, BMS, CRAC, CRAH, Glycol, Heat Exchangers, Pumps, VFD, Condenser and Chilled Water, etc

· Deep knowledge of electrical systems including ATS, STS, UPS, Battery Monitoring, circuit breakers, switch gear,etc.

· Deep knowledge of systems such as BMS, Lighting Controls and Security Access Controls

· Able to sense check electrical and mechanical capacity checks and perform load calculations from a high level.

· Abe to perform root cause analysis, challenge the norm and think outside the box.

· Able to develop, manage, and own OPEX, CAPEX budgets within 10% accuracy

· Manage asset lists and plan life cycle management of assets 7-10 years out.

· Provide innovative ideas such as smart building and/or ever evolving sustainability needs

· Think from a risk avoidance and high resiliency perspective.

· Respond and manage all incidents in a timely manner and in accordance with the agreed escalation protocols24x – 7 on call support is expected

· Attend/host outsourced Data Centre Co-Location operational performance meetings.

What You’ll Need:

  • · Bachelor's Degree in an Engineering discipline preferred with 8-12 years of relevant experience. In lieu of a degree, a combination of experience and education will be considered.

  • · Experience in the areas of staffing, selection, training, development, coaching, mentoring, measuring, appraising, and rewarding performance and retention is preferred.

  • · Ability to lead the exchange of sensitive, complicated, and difficult information, convey performance expectations, and handle problems

  • · Leadership skills to set, manage and achieve targets with a direct impact on multiple department results within a function.

  • · In-depth knowledge of Microsoft Office products. Examples include Word, Excel, Outlook, etc.

  • · Expert organizational skills and an advanced inquisitive mindset.

  • · Experience preferred in developing and managing organizational budgets

CBRE carefully considers multiple factors to determine compensation, including a candidate’s education, training, and experience. The minimum salary for the position is $180,000 annually and the maximum salary for the position is $225,000 annually. The compensation that is offered to a successful candidate will depend on the candidate’s skills, qualifications, and experience. Successful candidates will also be eligible for a discretionary bonus based on CBRE’s applicable benefit program.
